I am noticing that for units in similar floor level but different blocks, there is a different in pricing. I wonder how HDB determine which block is better than the other...

Proximity to amenities?
Sun?
Feng shu?i ;)

they do factor in the sun direction, west-facing units tend to be cheaper. other than that i think only size will affect the price.

Anyone has any idea/comments on the likelihood of future high rise north of Clementi Ridges? Either on the open space (was the KTM rail there previously) or replacing some of those older HDB flats?

I forgot to say mine is at bedok area 4 room.. too endross and envy tht those had alrdy received the package fr hdb and got an appt liao.. pai sei

Q ex still... Night time always slow 1... I used to download stuff but nowadays rarely do so... Only basically use my iPad... I also nv opt for fibre free installation... Now needa pay abt 200 to get 1. So forgo lo...

Hopefully new estates they will do for free. I don't wanna pay so much for Internet since only 2 light users nia.


Just went to M1 shop this morning to get my sim card replace and noticed that their pkg for lowest for fiber network are about $40/mth, include hm fix line too. maybe the px i stated are the highest speed. anyway, i'm the only one using too, thus will be same as you, hope they do for new estates for free too.. Over $200 ex just for installation.

3rm appointment not out yet, am waiting till neck long long long..:s22:

hmm that could be a possibility in future but no one outside of HDB & SLA will know till its announced by hdb :( however, it is a fact that clementi ridges will be built on previously en-bloc land..plus hdb has also recently selected blocks 321, 322, 323 in that same area to en-bloc..these units are all part of the 12 storey older estate in which clementi ridges now sit on too.

that said, even it HDB progressively decides to convert all 12 storey blocks into 40 storey ones in future, we won't know which blocks they will target first anyway..and it will take at least 10 years to get existing residents to move out, demolish, and then build new blocks..

for now, they seem to have priced the north-facing block most expensively..probably due to less sun and noise from the mrt/road..but I admit the north facing block will get impacted most directly if they do build future tall flats right in front of it in future!

I'm still deciding which block to choose too! :x

many blocks are undergoing enbloc. think tt's one of the priority areas gov wants to enbloc, coz is considered quite primer area... so eventually will be all high rise...

Thanks for sharing. Just checked the Google map. Saw a multi-storey carpark and suspect the blocks may have upgraded lifts. Anyone can confirm? If so less chance. However the rail land might be developed although that is relatively far from MRT.

Blocks 321-3 seem without lift upgrading and carpark is very big, typical of most SERS sites. Plus very near to MRT.

I can confirm there is a multi story carpark and lift upgrades at 304 and the flats around there. Im also worried that if i pick a north facing unit the views could be blocked even if you chose the highest floor if they convert the 12 story to a 40 story HDB.

But im also unsure about the area at the rail way tracks. Are you talking about the patch of land N of the school of science and technology?

Just curious you what did you apply for?

I am applying for 4 room.

I believe the green patch along south of sungei ulu pandan was the KTM railway.

Another thinking too much issue is MRT depot within view :p

i can say for the BM SOBF in sep 2011 that there is a price difference of about 2%. so for a $500k flat that would be about $10k?

This time there are 3 prices for 40th level: 540K, 549K & 575K. Also every level increment is not constant, most are by 1400, but some are a few K difference, 5, 9, even 13K steep increase.

They may have based on past selection trends to set these prices.

Hey guys, first time posting here, but have been following this thread since my partner and I first heard about the March BTO.

We got a queue number 3xx for the 4-room flats in Macpherson, but are most likely giving up due to parental pressure (long story la)

Just thought I'd post here to say thanks for sharing all the information, and all the best to everyone applying in this round of BTOs! : )

maybe wont be getting fixed line, rarely at home and i dont have the habit of picking up home phones :s34:
