wow... look at july's offering: In Jul 2012, HDB will be offering about 3,900 new flats for sale in Bedok, Bukit Merah, Clementi, Geylang, and Punggol.

4 mature estates. @@

Looks ulu to me

anyone has a layman explanation for premium and standard flats? Been reading the HDB explanation but can't seem to see much of a difference except for the materials?

Why is it that resale in kallanng/whampoa flats command a lower premium than that of everywhere else?

really epic. 124k for a 30 year lease studio apartment. almost same price as a 3 room in punggol or cck

This is crazy! more than half a million for a 4 room hdb in Kallang/Whampoa....

even 3 room also price at about 350K... ridiculous!!

Price is expected to be high. The thing is, why the resale only command such little premium compared to most non mature???? Really puzzles me! Half heartened!!

By the way, the resale premium is lower than other non-matured estate because most of the flats in the surrounding area is very old, however next to bendemeer light is city view dbss, which is no doubt going to be super expensive.

just my pov, maybe its to give you incentive to choose the non mature areas? Such that you can see more value appreciation?

Hi soteira, no doubt the estate is home to some old flats. But 1 transaction was shown 108B McNair rd 6 to 10 storey 86sqm 2004 lease commence. Only sold for 590k.

I anticipated this kallang bto but the resale price really a turn off for me.

sorry ask a noob question. if i apply for punggol 5 room, it is under waterway sundew and punggol edge. does that means if i got a queue number and everyone apply for sundew. means i have to choose edge le?

what if i give up? will i be banned for a year?

what about the median income for 5 room? 5.8k means both of us must earn 5.8k a month? what if our median is only 5k. how?

1) If your queue number is no good and everyone choose sundew, then you will have to choose edge

2) 1 timer have 2 chance to reject the queue before they are banned for a year

3) The median is meant to be a guide so that you can plan for the 'right amount' to finance your flat without topping up ur CPF

yea it is rather bad
but i personally feel that the mcnair site is not as good as the bendemeer site
mcnair is surrounded by relatively old houses+theres a long kang there. some people might fancy it tho.

bendemeer is next to the dbss city view which will i HOPE, push the price up. anyway this location is really really good. u can see the city even from ground floor. my partner n i fell in love instantly. also the walk to Purple line is 7 minutes.

However, property experts told The New Paper that these prices are exceptional and not representative of current HDB prices.

Flats at Upper Boon Keng Road are a poor comparison compared to Boon Keng Road. Checked for caveats on flats 108B and 108C (which are relatively new and are located right next to McNair Towers BTO) and the prices are around $600,000. Highest recorded was $655,000 during the peak last year and this was for a large 4-room (95 sqm). Prices for the current BTO are rather steep if you take this into account. Even the Clementi Ridges BTO had lower indicative prices...
