I'm thinking it should be simple to program the egate to interdict visa runners.

many sg/my cross both sides daily with just 15-day visa free visit...

if MY starts to stop these people, SG side will follow along. Plus nobody will be so free to stop these people as the crowd so huge.

Main purpose of MM2H is more for sinkies to have a "legal" reason to stay in Malaysia.

Bro can only buy new one. the condition is a must. Have to say the condition is prohibitive. I rather do visa run if I stay jb

Fwah, die die must buy new properties in order to have MM2H? Tiagong many Sinkies already own JB properties, sho they ish must also buy another one if they want to apply for MM2H to stay long term in their existing properties?:o

Most Sinkies going to stay in Malaysia, will most likely pick the new SEZ MM2H visa which is 10 years renewable and lesser Fixed deposit required.

The silver plan visa is only valid for 5 years.

It has a special condition that the property must be bought from the developer direct.
Agent and private owners not counted, min value 600k or whatever the state sets, whichever higher.
It also specifies that if you did not meet this requirement, the person is disqualified.


From the MM2H Facebook discussion group, alot of the expats are looking at Sarawak MM2H and hope that they have less requirements there.

Nobody is interested in buying a house there because they know it's worthless and it's not guaranteed that one can get a visa renewal.

Actually, those AMDK don't seem interested in the JB area. Only sinkies.

I believe most PRC prefers KL

The official registration for Agencies to reapply their permit is on the 1st of July.
There might be further changes.
At the moment, even the agencies are not very sure.

One thing for sure is the requirements for MM2H since it debut in 2006 is it is becoming harder and harder.


But then with the SEZ really realised. Then we are also not sure what are the new rules.
Maybe it's really not as required to be staying inside JB at all.

The rule already stated very clearly.

If say the person has an existing property and he is applying for the SEZ mm2h which has more favourable terms.

If property was purchased from developer directly and worth above 1 million. Maybe can pledge.

If property was purchased from agents or other owners. Cannot pledge.

Maybe they can apply for the silver or gold tier mm2h which requires more deposit. The silver tier visa is only 5 years.

It's quite obvious that the mm2h is now set up to clear their excess homes.

But given that the Malaysia prata alot. Wait for finalised details on the 1st of July.

Alot of those aiming for retirement, are actually aiming for Sarawak or Sabah. That's east Malaysia.
They usually have more relax rules because if the rules are the same as West Malaysia, nobody will wanna go there.

But Sabah seems to also include the mandatory property clause because they also have many excess homes.

Now waiting for Sarawak.
Most expats are open to shifting to there.

PURCHASE OF RESIDENTIAL PROPERTY

i. Required to purchase and own a property/house (floor price subject to the relevant state property acquisition policy) after obtaining approval to join the MM2H Program.

ii. Purchase of the house must be directly from the property developer and not through real estate agents or existing owners.

iii. The purchased property/house cannot be resold within 10 years. However, upgrading to a higher-valued property is permitted.

iv. If the participant does not comply with these requirements, their MM2H pass may be canceled.

buy liao next time sell to who haha

ringgit need to stay competitive for this scheme to be attractive
their cost of living quite high, 1 meal easily RM10-15
if exchange rate drop below 1:2.8, i think a lot of sinkie will not consider JB liao

RM10-15 is still cheap even if 1:2.8. In sinkieland, the same meal will cost you $10 :ROFLMAO: :ROFLMAO: :ROFLMAO:

Buy MY property cannot anyhow buy, must choose good strategic locations like RTS. Otherwise you will loose money like no tomorrow. Once developers have sold all their properties around RTS, there will be demand for subsale or even enbloc as there's no way they can create new land :ROFLMAO: :ROFLMAO: :ROFLMAO:

Secondly, maintenance of the property is important. There are condos or even landed properties that look like ghost towns when you're driving or walking in. Best to go for multi-phase developments where the developer will still be involved for a long period of time but still nothing is guaranteed eg. Forest City :ROFLMAO: :ROFLMAO: :ROFLMAO:

Waiting for confirmed information on Sabah and Sarawak mm2h.
Agent fees.
And whether SEZ mm2h is limited to only medini/forest city.

The 90 days min stay requirement will make it difficult for those still working to fulfill.
