FH landed should be bought, never sold. If it's 99lh, of course need to sell.

It will only get more and more expensive down the years.

The scarcity of FH Landed means your group of buyers are the ones who made it in life type..
U know the wealth of the top 10% of the income earners will always outpace that of the middle class.
If a OCR condo can be worth $2mil in future (example), there is no reason for a FH Landed to be worth only $2mil. It will be at least $4mil onwards.

Land can not sell to foreigner, difficult to rent, very high cost rebuild or renovate.

Anyway it is not easy for foreigners to get approval to buy Spore landed. So confirmed it is a sinkie only game. Haha.

Effectively, foreigners can only buy condos. I read that 15% of Mayfair Garden buyers are foreigners. Poor them having to pay all the crazy absd. Lol!

Even OCR 99-years leasehold are hitting $1500 psf, and RCR 99-years leasehold hitting above $2000 psf!

It will be $4,000 by 2030. Today's price is not particularly expensive.

Only if our country can be as large as USA. You should compare Singapore to place like Tokyo or New York City.

Good lesson learnt though. Can re-try again 2 years later.

En bloc fever will come, from to time, in waves. I am happy one of mine was successfully done recently at a very good price. Hope to sell the rest en bloc in the next 12 years.

I sold my investment MM unit already. Oversupply, falling rental yield made me sell.
Overall, MM not worth the money...time and effort...heard quite a few people lost money...I am not sure how to calculate but hubby said we made a little only.

Simplest way is take your sale price less original cost price. I also just sold my EC immediately MOP. Sold 880k bought 642k = 238k profit. Going to be houseless soon
