FLT looks expensive

if IPO price of near 90 cents then consider to buy ba


now 1.08 book, no point paying 8% premium to book and taking on more risk
aussie currency risk, overseas asset risk, no track record risk

honestly I am bearish on FLT, it may fall towards 90 cents by mid 2017

noble is loss making and has no fundamentals

last year so many of us boarded banks u never follow us LOL

we boarded at like 0.8 to 0.9 times book


if banks comes back to 1 times book be brave and jump on it hahaha

Areit now 11% premium to book

if u want to over pay I rather u all take Areit... over 10 year track record, blue chip status, diversified type of industrial assets

FLT is sooo much more risky compared to Areit, FLT is purely focused in aussie market.. u cannot see u cannot touch, it is new IPO and does NOT have any track record, aussie dollar also very weak... if AUD goes down further your NAV per share will drop too

For FLT

Pros:
- Good asset locations
- Australian logistics sector has room to grow because imports such as electronics are expensive there, compared to the US, and even SEA!
- Reputable Sponsor

Cons:
- Exposure to AUD and Aussie economy, you cannot "feel" the beat of the economy as much as a resident there
- No track record

This time die liao. 2/3 of my reits are the above 2. :(

The 0.8 to 0.9 times is refering to PE?
If so, where to see this figure?
