Can find your MP to consult?
I thot 1st timer only has 2 tries and additional 1 try for non-mature BTO if ballot unsuccessful. Else, will fall into 2nd timer as ballot unless applicant wait for a full year waiting period to be consider 1st timer ballot again?

For a first timer to be downgraded to a 2nd timer is when given 2 selection appt then never show for whatever reason..

One can ballot until the cow comes home as long as never mia from 2 selection appt within a year

Curious!~ Can occupier repay loan through their CPF? Or it has to be the applicant only paying off the loan only?

No la. I know the 10K will be refunded when either my other half convert to SC or we have our first SC child. Then need inform HDB to refund and readjust the premium (though i thk is gonna take a lonnnnnnnng whileeeee for the refunnnnnnd to happennnn) haha!

When you have an sc child, just go online to submit and then upload the details..the hdb branch office in charge of your estate will get in touch with you once approve and you have to go down to sign..

Refund would be done in a couple of weeks and it would also be immediately taken away by hdb for loan reduction/capital repayment..

Don't have to adjust loan with hdb..continue with the same amt u pay monthly(unless u wana pay more) and hdb will adjust the repayment period on their end accordingly..

I've been thru this process just early this year so you can trust my word on this..

So its not enough CPF that affects the grant, but rather no income to entitle for grant due to 12mths contribution. :s22:

Wah (I DIDNT KNOW THIS!!!)... Got age requirement to put as sole applicant and other half as occupier anot? Can change during appt anot?? (Although i not sure my other half will agree to this) hahaha!

For grants, doesn't matter if sc applicant meets the requirement or the pr applicant..as long as one meets the 12 consecutive month income prior to bto application, one would be eligible for the grant..

They would need payslip and cpf contribution to make sure no cheating..

Just to fill in, I'm Sc and my wife is a pr..for grant calculation, both income would be taken into the calculations ..

Thanks! Everyone can now be property guru! :s13:
Btw, no grant also good la as you need to repay back the grant + interest when you buy your next resale / EC property. (Though i feel i will nv get the grant due to income ceiling :(:(:( )

Any grants taken would have to be paid back to YOUR cpf o/a when you sell the flat, not back to the gov btw..

It forms part of your cpf o/a monies once reimburse, and u can use what you have inside ur o/a for ur next flat purchase..

As long as u buy bto, doesn't matter u get grant or not as long as u sell off this bto and then go buy another flat direct from hdb, will kena levy riao..

If u sell the bto(regardless of got grant or not) and then go hoot a resale, won't kena levy..

You sell and move in with ur parents, there's is no levy involved..levy kicks in if u buy a subsidized flat direct from hdb(bto/sobf)..

If ur first flat is a resale with grant, u sell and buy a bto from hdb then levy also cos of the grant u took for the resale..

Levy itself is not the grant amt you took initially..u could have gotten 15k grant but paying 40k levy later in due to the flat size...

Yo bro, you must be busy with your new born, congrats.

It seems that for those taking a grant, it only make sense if the levy is below the amount of grant taken. However, the resale levy is to put a stop to those looking at flipping a HDB flat.

I think if buyers continue to speculate in a basic HDB flat, hoping to make a windfall out of it then this might be a problem (don't make as much with the levy). For those who are just looking at a roof over the head, this levy may mean nothing.

Point is, most 2nd timers usually either buy a resale HDB, wait for a new BTO/EC or switch over to a private property. I don't have the numbers but a second new BTO flat for a second timer with the levy added is still reasonable.

To add on, it is with compounding interest when paying back grant.

This is only a problem for those second timers who didn't buy another new BTO after selling their first flat (right away). This is also to prevent people from gaming the system.

Which still can be use for next flat purchase...

Precisely, still your own money.
