very good analysis.
It's hard for me to make decision now. how about east crown. any suggestion?
.

Location is very ideal.
EC is closer to MRT compared to EW.
Once EastLink is completed, you will find it even more convenient (for shop and transport).

Because the project is located on the side plot of land, there is possible more breeze. This is inconsideration of the low height of industry area (less buildings blocking).

EC offers more playgrounds & fitness corner. If you have kids, it will be kid friendly I suppose??

Kitchen's length seems to be longer compared to EW (based on HDB suggested floor plan layout - can put fridge/stove/sink in 1 row unlike EW)

Downside -> Popular in previous launches so a lot of the high floors have already been snagged (for 4 rms).

Fences are still up but keys are ready soon.
It should be available by the time of 2nd appointment starts.

Hope this helps. =)

do we need to produce the HLE letter on the selection date? If amount not enough does it mean the applicant can forgo and skip to the next person in queue?

Yes need to produce HLE upon flat selection. If loan amt not enough unless can make up the difference in cash or cpf otherwise need to forgo yr Q number :)

take note the road between EastWave and eastcrown is a 6-lane major artery. Not your typical neighbourhood 4-lane carriageway. Expect more noise for road facing units due to heavy traffic to the new road at the back. (And more dust once development starts across the canal.) if can get those facing the school, canal or park.

I see so if top up by cash or say pay full cash must show them the cash??:s22:

I think you will need to get a cashier's order from the bank for the outstanding amount, and use that to pay HDB before you can collect keys on your second appointment.

Ghim Moh. It's quiet, near MRT, pretty awesome place.

Dawson is freaking expensive. Somemore won't have grant in mature estate, you need to ask yourself if the value increase in future will be substantially more than the SBF markup plus lack of grant. I'm assuming you intend to sell/upgrade next time. If not, then if you can afford it just go for it, since it'll be one of the more unpopular choice because of its price.

Any Bukit batok applicants looking at west edge? What are your thoughts on this project? Tired of trying for hot BTO launches already haha.

Looks like there are plans for development nearby. Are you prepared to accept the construction noise and dust for the next few years after you move in? The pro is that the amenities from the earlier projects will be ready by the time you get keys. :)

Yup its pretty near the tengah estate, nothing much we can do about the surrounding construction. Everywhere we go in SG also got construction zzz.

You are right in that there should be some amenities ready nearby. Supermarket, coffeeshop etc across the road at West Ridges, which should be ready about a 1 year ahead of West Edge.

Are you looking at west edge as well? The prospects of a much lower 4-room price of <$300k as compared to mature estates is really quite compelling.

Got a rather large number so not really looking at any specific project yet until closer to the selection date as I don't wanna get my hopes up and be disappointed later. Have given up on Skyline and Skypeak units as they will probably be taken up by my turn. I'm just looking for something that is relatively breezy, and which hopefully doesn't look into someone else's unit (haha). If you aren't in a rush to move in, the prices of West Edge, like you said, are attractive. If you aren't effected by the ethnic quota too, then there are actually many options other than West Edge that you can consider.

Are ready units in higher demand as compared to those that will only be completed in 1 to 2 years time?

I don't know which part of Commonwealth one you can choose, I walk pass those bto next to church and Commonwealth MRT one every time I travel to work, very nice, it is very windy and covered by a lot of greenery.
There's NTUC, hawker center and a lot of eateries nearby Commonwealth MRT.
I suggest u go down and see how.

Definitely in higher demand since i presume a majority of sobf applicants are people who wish to own a new flat without waiting for 3-5 years.

Also expect relatively higher price for sobf units nearing completion.

it's really a matter of personal preference as some ppl may be eyeing certain projects that they missed out on previously, or maybe they don't intend to get married so soon or prolly they want to have more time to save. on the other hand of course there are ppl who want to move in asap. it's quite subjective actually.
