Developers have learnt well. Then we will See One Bernam sell well with no burden.

They should just price sensitively and sell quick. Once people realise that Fuji Xerox (FH) is launching next year, it’ll always be seen as the “second choice” like how M is to MTM

Hard to say bro, the strategy now seems to be price some units (minimal I say) at the lowest breakeven psf and then those more premium units pay the price of ultra high psf.

I wanted to point out that it appears a good buy if u snap the low to mid floor units at the well located condos like MTM, Irwell, Landmark since its close to developer breakeven, but it’s a “bad choice” if u got the top floor units, e.g. is 4xxxpsf for the Penthouse at MTM and Irwell. Can’t see how u can sell for 4500psf by 2025.

Which project by CDL?

A mixed-use development with 351 residential units, a commercial lot and serviced apartment lot, One Bernam, is a joint venture between MCC Land and long-term partner, Chinese developer Hao Yuan Investments.

Think there’s a confusion. I was referring to Fuji Xerox redevelopment by CDL. It is in their annual report, due to launch in 2022

Oh i see. Yes, demolition expected to commence in 2H. Definitely will be more atas than One Bernam. So I guess over $3k psf for it? Huat ah...

Great views facing south but got to bear with the AYE and possible future high rise developments from redevelopment of the port.

It’d also be comped against Sky Everton, with so many sinkies jumping into the FH GSW story
