Hehe resale and new launch market now operate differently.
When recent new launches enter resale, can tell it needs an even longer horizon to see profit.
Got some good ones though I won’t say all.. the unit I track three of the units I almost plunge into all their values increased by more than 100k alr. Of cos if buy into some of those over priced one then diff story.

Exactly.

Many buyers like to compare one new launch price with another...

Missing the point that it is what these new launch will fetch in the resale market that will count...profit or loss

Eventually all new launch will end up in the resale market...

“Longer horizon “...hope not decades...how many decades one have in a lifetime...

Nt familiar w park place but fam w buona vista area. There is no doubt location is gd. So curious why you seem to not fancy one north/BV devt @Passerboy

Won’t say I don’t fancy this, but Park Place has more potential imo at similar prices.. Park place got 3 malls and grade A offices within that area and it’s an integrated development too.

But I look at floor plan for 2 br and 2 plus 1 ... really nothing to choose ... the smaller size 2 br are facing north west ... the one facing ONR layout a bit weird...

1BR + Study (517 sqft) - 9xxk (1740-1932 psf)
2BR (689 sqft) - 1.2xx mil (1741-1885 psf)
2BR + Study (764-797 sqft) - 1.4xx mil (1832-1962 psf)
3BR Compact (947 sqft) - 1.7xx mil (1795-1900 psf)
3BR Premium (1119 sqft) - 2.0xx mil (1787-1876 psf)
4BR Compact (1259 sqft) - 2.2xx mil (1747-1826 psf)

Stay in ONE have to endure the construction of the 2 GLS sites. Go for the 2 sites instead?

Is this project a go or no go 😂 realized it’s not as hot as penrose..
The forums do not represent the majority view of the market. Tbh, most of us were skeptical of Penrose pre-launch due to its surroundings but launch day did sell really well. Post launch some people here even felt it was a very good buy.

Not true lehhhh... u have to dissect the comments,

For Penrose, ppl felt it may not be good from a own stay perspective if u are noise-sensitive and choose the expressway facing units due to noise, but from an investment perspective 14-15xxpsf majority acknowledge it as a steal... in fact most advocate if wanna make money choose the outward facing units than inward ones for maximal capital gain. If one entered the main road facing units at 14-15xxpsf u are big huat. Just like wad Mr E calls the 3 bedder owners..

Sims Urban Oasis resale is still going strong no signs of price dip aft Penrose launch.

I totally agree with you, most here agreed that entering at 14xx-16xx psf is a very good buy. I was just implying the point that the forum is more mellowed down in prediction as compared to actual launch results.
