You should read with an open mind. I am not entirely sure he is an agent or joker, and the agent statement was meant more of a joke. He himself say got good appreciation potential then still come here and act stratching his head for what?

Ohh the Mattar launching soon from what I see on FB. 265 units in total. The project is called The Antares. Probably launching at $1.7-1.9psf

The mattar land looks like geylang geylang. My advice is that there are plenty of cheap freeholds there, so do check them out first. Nearby also got the infamous mergui road freehold condo at $1,500psf.
I have to agree Paya Lebar central is really attractive but other than the main buildings like PLQ and singpost building, it is still "geylang". It's not only the pinoys that make the area unattractive... Can't be because of this period of euphoria and land bids that geylang is instilled with a whole new vibe within 1.5 years and this mattar land condo can sell for $1,700psf above all the other geyland freeholds?![]()
The quality of the project seems very grand; given the specifications used. The full height glass window looks awesome imo. The location also seems ideal (just across Eunos MRT) and is one mrt stop away from Paya Lebar regeneration plan, and pretty close to Katong and East Coast.
Yeah. Quality seems good, which is why I’m trying to see if the good quality is only for showflat or developer will really do a good job based on their past projects.
So far I have seen a few, but PE is the one that gave the best impression within my budget.
I been to park place, avant residence, Jadescape, Stirling, Treasure, tre ver, Park colonial and PE showflat haha. In terms of quality tre ver and parc esta caught my eyes. If you look around more, there are more room for comparisons.
I didn’t check out Tre Ver, cos it is a bit of a distance from mrt. Also I feel there are too many projects in TV or PC area. PC has nice vibes for its styling, but fittings does not seem as PE.

launch price will probably be similar to the Mattar plot.

Mattar is 99 year leasehold, Eunos Mansion is freehold but Mattar is more central.
Beside Eunos Mansion there is recently completed euHabitat, 99year leasehold, reselling for $1,100psf with weak volume. Is Eunos Mansion worth $700psf more than euHabitat? idk

I have always been more or a reader than a writer in these posts but thought I would chip in as I live in the Eunos area (euHabitat) and "was" looking to buy around the East to upsize my condo.
I personally don't think you can go too wrong buying PE. It's literally right next to Eunos MRT and it's one stop away from Paya Lebar. Yes Paya Lebar can still be classed as "Geylang" and there are lots of Pinoys around during the weekends but actually the expats love Eunos/PL/Aljunied/Geylang area. It's a good proximity away from CBD (not too close, not too far) and it's "lively" sector.
PE is also "close" to Joo Chiat as well and a "5-10" dollar taxi ride from Katong.
The quality of the showroom is top notch and one can hope this will be the case in real life. I myself wanted to buy PE but I rushed a little and bought Grandeur Park instead.
