Buy High Park Residence lo.. full fledge condo status, ready to move in, got fridge too, similar psf.
Actually if same PSF, no brainer to buy full EC right? Since you can sell after 3 years and no SSD.

Yes. EC is $1200psf. High residence is $1200psf. May I ask why ppl still buy Park Green? Wait 6 years TOP (likely delay till crazy) then another 5 years for MOP? Make senses?

Cos it’s new and it’s abt 5 years newer lease..

Different target market

1. Significant Newer lease and TOP date.
2. Can stay in HDB till TOP
3. 30K grant for eligible
4. High Parc many units are loft type. so check what is psf for normal units
5. Compare with parc botania prices which is more realistic

initially i thought so too! but when i calculate the psf , realised greenwich psf is higher than Ola because greenwich 4 bedder is only 1206sqft vs ola 1389psf. given the location worst than ola and further from the town centre. doesnt looks worthwhile at all. however i think it can sell well due to lower quantum, easier to get loan and lower downpayment.

any idea any new upcoming new launch that can be consider?
I feel property is not about size rather than layout. 1206sqft can be more efficient than 1389sqft. The ola kitchen has this island in the middle hence will waste a bit more space. Also the Ola balcony is huge

Based on MSR and DP criteria. The minimum 25% dp only applicable for unit up to about 1.3M. Anything above 1.3M means the DP will be more than 25%. So those that can afford a 4 bedder ec are the cash rich. They can easily afford a bigger quantum PC given the amount of DP they can come out with.
Just curious, is it possible to take bridging loan based on hdb sale? Maybe that might be a way out

That is life la. If you’re in the developer’s shoe, you also want to build small and then make more $$$. Business is competitive and you have to bid for land. No land can totally close shop. If bid expensive still can use good design concepts to improve the layout. Sometimes I also feel scholars are non practical. You ask developer to design such a big toilet but tiny rooms. So meaning to say elderly wheel themselves into the toilet to shower but walk into bedroom to sleep? Bedroom freaking tiny nowadays. Singapore architecture as compared to amdk architecture really different. See how Bali, Phuket, Australia etc design their private property. The space is so well designed

I feel 1200 sqf is too small for 4 bedder as well. I saw a 4 bedder 1184 sqft unit at Parc Riviera (located in West Coast), the room size at best can fit only super single or queen size with very little walking space.

That’s the norm now, common room fit only queen bed, two side table (if u lucky) and little walk space. So as to keep overall quantum affordable.
