That’s the norm now, common room fit only queen bed, two side table (if u lucky) and little walk space. So as to keep overall quantum affordable.

The small common room size is practical If elder parents are not staying with you. Rather than buying 3 bedder unit with large common rooms, it's more practical to buy a 4 bedder with small common rooms so each kid can have their separate room which includes a super single bed and study table comfortably. This way each has their private space and quantum remains affordable.

For greenwich the south facing view unit will be well sought after, unblocked view. wasted there is no 4 bedder for that direction stacked.

#10-15 is 1220 psf (southward landed view + YCK road noise)
#10-23 is 1237 psf (tennis court "arhhhh" + splash pool view)
#10-32 is 1259 psf (50m lap pool view)


the south view is not more expensive lo, i don't know why its priced like that.

After MOP this south facing unblocked unit will fetch higher psf than other 2 mentioned.

That is life la. If you’re in the developer’s shoe, you also want to build small and then make more $$$. Business is competitive and you have to bid for land. No land can totally close shop. If bid expensive still can use good design concepts to improve the layout. Sometimes I also feel scholars are non practical. You ask developer to design such a big toilet but tiny rooms. So meaning to say elderly wheel themselves into the toilet to shower but walk into bedroom to sleep? Bedroom freaking tiny nowadays. Singapore architecture as compared to amdk architecture really different. See how Bali, Phuket, Australia etc design their private property. The space is so well designed

Obvious u dunno the market now, most pp prefer new for own family stay. Crampy? Tell that to the buyers tmr, i reckon 70% will be sold. Be happy for them.

With such high psf, add on resale levy of ~$40 psf, seems just a wee bit cheaper if I get Watertown condo right above MRT?

Usually the pool view (adult pool) command the highest price. according to agent usually pool view is more well sought after unit. this is inline with parc greenwich pricing also. the most expensive units are the one that facing pool.

comparing apple to apple same size, for Parc Greenwich ,02-07 vs 02-17 (pool view unit) the difference in term of price is abt $140k just for the facing alone
Stack 7 is clubhouse/gym view right?

lesser privacy leh.

maybe stack 6 facing carpark entrance is a fairer vs stack 17

Ya. Resale levy paid for ec
= 40K+ saved for pc
= msr x2

my point is to compare No view vs pool view given the same level of unit, same size. so we would be able to see how much is the premium for pool view. anyway what kind of privacy you are talking about? inner facing will be facing facilities, outer facing will be facing the road. no privacy unless you are talking about seaview unit. more privacy lol
