There is demand for this kind of projects which are near to highway, can reach orchard/city faster by car and still have access to public transport (Bus>>MRT).

YCK, AMK industrial area SME's owners would really prefer this type of location to commute to their offices within 10 -15 mins.

Actually the system is good but the eligibility criteria is screwed! U add in MSR, how to loan for a $2mil 5 bedroom? Those with rich parents will get richer. Those typical ones too bad.

Based on MSR and DP criteria. The minimum 25% dp only applicable for unit up to about 1.3M. Anything above 1.3M means the DP will be more than 25%. So those that can afford a 4 bedder ec are the cash rich. They can easily afford a bigger quantum PC given the amount of DP they can come out with.

Max income ceiling includes basic pay only. Those w high variables/bonus can be below 16K but can still get high loan cos of variables

I agree with Senayan. My friends, a couple with combine income of $16,000 and an annual package more than $260k cannot get more than $1mil due to MSR. This is despite both having assets of more than $1mil in equities with DBS treasures and SC priority. I think there are some rules set by government or HDB for EC. I think they can easily get more than $1mil mortgage loan for private condo. In the end, they decided not to buy a 4 bedroom ($1.6mil) EC due to the upfront commitment (probably have to sell away their shares to boost up the upfront downpayment).

There is a loophole, SME owners. They can take bulk of their income as director fee and 4-6K /month salary which even make them eligible for BTO forget about EC. This group income can be 200-400K per annum and still eligible for BTO and EC because director fee is not included in income ceiling. Bank take 70% of their annual income into consideration for loan and they get easily 75% loan for more than 1.3mil quantum.

Not sure about freelancer big earner, maybe they also eligible for 75% loan with high income

My reg number was slightly less than 800 when I submitted on fri.

Given the weekend and Monday, a +400 applications (instead of a x2 from 800) I think I’m glad at the final number.

Will these 1200ppl buy or not? Some just submit for the sake of submitting. Some not even eligible. Haha! If day 1 sold out, you won’t have those situation like Piermont Grand, Ola etc left 10-20% unsold till today.

then the same question back to the developer. sorry it is more like a requirement. anyway i don't fancy the design and the lousy quality design based on their showroom.
i don't see this project has any big picture. it is just another EC. build take a few years, MOP another 5 years. so what potential gain are we talking about?

Buy High Park Residence lo.. full fledge condo status, ready to move in, got fridge too, similar psf.
