no doubt the units are smaller for the 4 bedder for Parc Greenwich. Interesting to know what the final PSF will be for this project. PG 4 bedders were going for ~1100psf. OLA 4bedders going for also around ~1100psf. i did see some outllier pricing up to 1200 psf. suspect bounced out units that were resold. So what do you think Greenwich 4 bedder will price around? i suspect 1200 upwards.

The land cost is cheaper than OLA. Lets see if Frasers want to keep the price reasonable as per land cost. As per today market and labor shortage maybe average psf 1150+. Developer have to price according to MSR and present income ceiling.

Price high: keep on selling 2-3 years
Price Reasonable: Maybe sell within week and close show-flat and concentrate on next project

I think they may opt to set price high, since the upcoming Yishun Ave 10, Tengah & Tampines ECs all have breakeven prices much higher than Parc Greenwich. No rush to sell out fast.

Went showroom last weekend. Very crowded.only let u go in 3 min per showflat. but can go a few times. hopefully price is good

I also think 12xx psf. Could have some units hitting 13xx psf. Frasers have all the pricing power they want as the current EC available units at other EC launch is low. Future ECs all have much higher breakevens.

Good choice not 180 open view but significant less road noise which can be deal breaker for some.

i am also quite surprised with the 5bedder location. usually pool facing command the highest premium. the 5 bedder is facing some greenery instead. hopefully dont oversubscribed and got chance to consider

OLA 4br size is 1389sf and the average selling price is 1.4x mil whereas Parc Greenwich 4br is 1206 sqft and $1.37 mil is starting price, maybe level 1 units. If Parc Greenwich 4br Avg price goes into 1.4X then OLA is cheaper in terms of psf.
