yea, something along tat line.. which means ur profit will be lesser lor compared to 1st owner .. no wrong no right.. doesnt mean buy resale canot make money, make lesser oni ..

however, if i had to place my money in either a resale condo that is below the psf avg, or a new launch that is setting a new benchmark psf, then my money will be on the resale.

PSF average also tagged to remaining lease, a 10 year old condo and a 20 year old condo have different average, surely the older one likely cheaper, but when selling people will also consider lease decay

yea true, there are many aspects to it rather than just low entry price.. remaining lease & layout just to name a few..

starting price ard $1018psf.. but , probably 2-3 units from this pricing.. average should be from 1060psf to be safe..

Averagr launch price for parc central is 1177, Ola is 1100. About a year apart only. Dont expect parc greenwich to be lower than ola. Tampines north ec launching in 2023 which is near future mrt, have a feeling the price is going to shock people again
