No choice lah, those that wanna wait for price to drop can continue cos surely will drop one day. But u got kids just buy and let them enjoy the pool n tennis lol.
Yday u see the 2nd timers allowed to buy after the 1month, so fast cheong another 67units in 1day at this parc greenwich. Developer can close the showflat liao.

The prices are increasing so fast for ECs. Surely, the upcoming Tengah, Yishun, Tampines ECs are going to shock people. Even when after price increased 3% after launch day, 2nd timers still went ahead to buy yesterday. Bull sellers market now. Prices are high but near impossible to drop below this for new launch judging from land price bid. Congrats to all who still managed to get their choice unit in PG.

Yes imagine Yishun EC selling at same price of PGw.

PGw location is much better than Yishun EC site which is also not near to MRT and far away from city. only good point i can see within 1km of famous Chongfu primary school.

Adding on, next door Symphony Suites, a relatively new PC didn't really appreciate that much.
PC not bonded with MOP and MSR

launch psf was $10xxpsf back in 2015
Fast forward to 2021, Current psf stands at $11xxpsf with only 17 units transacted this year. (2 unprofitable)
2 bedders transacting $7xxk
3 bedders from $8xxk

Quick check on PG, 138 sales listings.... (Inc duplicates)

Yishun EC at $12xxpsf.... Hmmmmm

Historically Yishun prices always one of lowest compared to other districts for same type/age/attribute properties. Yishun property increase if whole Singapore property increase and not independently which make it hard to get decent capital gain from yishun properties. NorthPark condo is exception due to sitting on mega mall and MRT.

Symphony suit too small inside for all type of units. 4br 1023 sqft only. Not a good choice for hdb upgraders. Also no balcony no proper yard area, even in hdb at least you get decent yard and corridor area.

Speaking of symphony suites, nine residence (2013 product) also quite cui, not only the lousy mall below, but also the transacted price. :(
nine residence is worse than symphony suites imo.

Nevertheless, paying a premium for an EC next to a resale tested PC with low resale volume :o

Buyer got no choice what to do if die die want new and also want to stay in hdb till TOP, then have to swallow the premium for this Yishun EC specially if do not want to change district.

Yishun & Canberra area is like people want to move out from there rather than to go there from other districts. Only price sensitive buyer get attracted to yishun properties because one of lowest prices and all amenities available (Big hospital, Safra, Mega mall, polyclinic etc), and price sensitive buyers do not pay premium when it come to resale hence not much capital gain.

Any one knows the PGW area there, is it windy? The location is inland so worry it's gonna be hot, humid and no wind..

1 thing I realise is Singapore is so small.. when it’s hot and humid day.. no where in Singapore is spared in general.. perhaps the only difference is if you kena west sun.. then maybe worse than others.. at night your walls still emiting heat..

slated to launch 2nd half 2023/1st half 2024 coz EC can only launch after 15months of land acquisition.
By then THOUSANDS Bukit Batok BTO reached MOP!

just dont get penthouse unit. the sun will bake your house from morning to afternoon. East sun west sun all come. your house will be absorbing all the heat and release it at night. plus depend on heng sway might have water leaking from the top issues which experience by my friend
