Bought a pool facing high floor 4br. queue low 400s
Congrats! Stack 17? Puzzled why ppl didnt select stack 17 when it is very similar to 18 in terms of view and price. Maybe it is because stack 18 is a nice unit number

Yes definitely. Was aiming stack 7 mid-floor as 1st choice as it is quite affordable and offers a good view but it was one of the first 4br units to be snapped up! Stack 7 went fast!

Pretty well received. One surprising thing is I’m surprised ppl went for the bigger units and the PH straight.
I suspect that’s becos the psf pricing for 3b was not attractive or higher than buyers expectations/budget.

I haven’t seen the pricelist so this is just a guess.

Someone circulated the price list previously the 3bdr is about 200-300k cheaper than 4bdr, not sure if ppl feel it’s within expectations.

Mine was mid 1200s
Think got mid 1100s for low and ground
It would have been nearer to 1350 psf for me after including resale levy and DPS

Plus the fact that it is just about 200m outside of 2km of my choice primary school, when my current residence is within.

In terms of the offering and fittings, can see park Greenwich is better than Ola.

In that case, i can see why it doesn't make sense for you. Thats the advantage of being a first timer I guess. NPS and no need to dispose of a previous property

63% sold on launch, healthy sales. Though i find the psf slightly high for PG, conngrats to all who managed to book their choice units!

The 30% 2nd timer quota was hit quite early, reckon still got 100+ 2nd timers who will book after 1month.

2nd timer also can choose NPS mah. It is not just for 1st timer. Aiya, levy just take it as donation to government la. I presume they desperate because many of their investments in Singapore companies are not doing well. Those who have first BTO would have made $$$ anyway. Take it as return a debt. Last time no need any levy because price of HDB is dirt cheap. Next time become $1mil, then give u $100k levy and eventually take back even more money. 😆

Don’t understand about this 2nd timer quota. Means all first timer choose first then only 2nd timer will choose?

All choose based on their ballot number but once 30% of total abt 150units booked by 2nd timers, no more available for 2nd timer on launch day. Its ec so subjected to rules set by hdb. Then 1mth later, all can just walk in and book the balance if any.

Oh yah this part im not sure, can 1st timer walk in today and book? So within this 1mth, 1st timers can still walk in and book?

Thanks thanks. Yes! I think first timer should be given priority. Ola has 1 low floor 4 bedder near entrance at $1.42mil. I think that is a damn good buy. If I meet the income ceiling, would have issue cheque immediately. Park Greenwich layout superb. Small balcony so more usable space

On the price matters, I made the same considerations but came to the conclusion of... where can I possibility buy NEW at 1.2-1.3k psf in the private market? It doesn't exist. We have 2 chances in life to buy from HDB at discounted prices, so leverage this Singaporean benefit.

PS: It is not fair to include DFS, that is a optional benefit.
