When I think of Tampines, I think of far flung places like Greenland or Siberia. I cannot imagine wanting to stay in such a place which in my definition is no different from Woodlands, Punggol or Tuas. I don't think the word Eastie is meant to refer to Tampines or Pasir Ris. In Game of Thrones terminology, Tampines and Pasir Ris are like the lost lands beyond the WALL. :ROFLMAO:
But which one if forced to choose . Lentor or 10kkj

Yea.. not disagreeing with you but for PR and 10kkj, a lot of balloting for average sch one like PR Primary..which one would u prefer Parktown or Lentor
Actually for whole SG, it's been the trend for the recent decade that the more popular neighborhood schools also ballot like crazy. Main draw for Lentor is St Nics rite... but if you have boys, you also have to go ballot at the average primary school... though i agree that for example Anderson primary's balloting is not so siong for now, but things will surely change when all the Lentor condos TOP, just like how Angsana from no need to ballot to suddenly need to ballot within 1km becos of all the BTOs. imho if just talking about schools, i don't feel one is better than the other.

Erm where is 10kkj? hahaha
tell me you don't frequent EDMW without telling me 🤣

Re this hor... i think generally people are likely to be drawn to the areas they are familiar or grown up with... like me the Westie feels like Lentor is quite ulu leh, then my friend who grew up in Thomson area keep telling me Lentor's condos location VERY VERY GOOD, i cannot understand :s13:

Then there are some easties always laugh at Zoolong so ulu like going another country, but I feel Zoolong no difference from Tampines leh. I also feel Tampines very far leh, and Punggol even further, i go JB faster.

End of the day... SG so small... every area also got its fans

Objectively using City hall as the center of Singapore, Clementi and Bedok are about the same distance to town
While Jurong East, Tampines and Punggol are about the same distance to town (~13km). So end of the day about the same, just up to your preference.

Lentor is slightly more convenient to town compared to Tampines if you drive or take public transport but almost neglible as well.

But I will still prefer Lentor to Tampines because ultimately Lentor is a private enclave so population density is way lower there. Plus the Pierce reservoirs are nearby so access to green spaces is just a short walk away.

Tampines North on the other hand is shaping out to be the next Punggol/Tengah, just rows and rows on concrete with no end....

Indeed, many things are like mirror image... Zoolong vs Tampines, Clementi vs Bedok, WCP vs ECP, even down to the reservoirs 🤣

I dont live in Lentor area though it seems like it’s rather convenient - takes roughly just 20 mins to get to town whether by car or train. And when the north south corridor is ready in 2027, that might be a game changer in making the area even more accessible and further reducing travel time..

Ironically, using Raffles Place as a mid point (since I work there). Clementi to Raffles and Bishan to Raffles and Bedok to Raffles all are 9 stops away, approx 18mins (2mins per MRT stop except super long ones like Khatib / YCK) but Bishan is RCR and Clementi + Bedok isn't.

Agreed on the point on people are drawn to the areas they are familiar with / grown up in.

I have a friend in Sengkang / Punggol area also swear by NE zone even when it's hard to travel outwards (only 1 purple line) by public transport.

But don't think got ppl kp central region (given a chance to and not prohibited by price) like Tiong Bahru, TPY, Kallang / Aljunied??

I must be the outlier then.. When I lived in Yishun for a period of time, i couldn't wait to get out of that N/NE area as soon as humanely possible. Having lived in the city fringe for the past 22 years, I don't even want to consider moving out to the suburbs at all.

Different stage of life. You might appreciate OCR when you are retiring. Too much hustling and bustling in the city fringe sometimes for retiree life.

I know of people who live in CCR like Bain Street. Nearest supermarket is Cold Storage, else must go until Little India side then got Sheng Siong or Centrepoint basement for Fairprice.

And limited schools available in the vicinity.

Not really actually. Most city fringe estates are more spaciously designed than compared to the structured lego blocks design in the OCR. Newer estates like Sengkang / Punggol / Tengah look so cluttered and their road design causes the most frustration with traffic stops for every minute of travel. City fringe estates also have the benefit of plentiful options in terms of markets and hawker centres.

I would agree with you on the downsides of CCR living where everything is expensive and lack of life during night times and weekends.

Yes, RCR is the best imo. Better if near "good" schools

Balanced.

I like Bishan and Toa Payoh

My only issue with Bishan and Toa Payoh is their dependence on the CTE or Thomson Rd/Adam Rd to get out. CTE is famous for it's blood sucking gantry charges while Thomson Rd is notorious for it's ton of Red Light / Speed cameras along a short stretch of the road.

My preferred RCR estates would be Bukit Merah / Queenstown / Kallang precincts

Yea I like sleepy towns like Queenstown, Telok Blangah.. still don’t know how the Redhill interchange 2 storey NTUC survives but shopping there is a breeze versus say Vivo finest.. but you get a choice being near to these amenities.

Depending where you are heading to, if it's to CBD then take public transport is faster and cheaper :)

I think / hope CTE ERP charges can go down and ease up the traffic once NS corridor is completed and divert some traffic to there.

CTE is the main arterial expressway to connect (North South) and to PIE (East West) and BishanTPY sits in the cross section. Very convenient

That NTUC got quite good business from the elderly all day long. I also like to stop there in the mornings for my fishball / kolo mee / yong tau foo breakfast before walking into NTUC to do some grocery shopping.
