Yes correct, we ourself oso need to lead by example ma.. canot be we ask buyers to buy then we ourself dont buy rite? Anyway, this PR8 will have quite a few agents buying.. so by the time open for public booking, maybe those cheaper ones will be taken up ady..
At the bottom of your hearts, don't you think these folks are the culprits of non- sustainabilty of environment and depleting land resources? And the young SG tertiary graduates sees property selling and rentals the best earning and gratifying? Even myself nearing retirement also feel I have wasted my life working away had I not gotten a spare room or better a spare property to rent out. Hinting an increment or raise has been like I am going to collapse our economy. Hinting that I will NOT be able to pay for hospitalisations gotten some Medaka Medishield Top ups now, ha ha ha....

I noticed that agents always buy the one and two bedders and those projects with a higher percentage of agents buying are usually more popular projects.
the reef one prime example, alot of the agents bought a 1 bedder at VVIP, one i know even paid ABSD 12% to buy a 1 bedder at 23xx and hope to exit at 28xx when it TOP 5 years later...non waterfront facing unit.

The more expensive launches in is that agents took a stake in was Midtown Modern, on the VVIP day where they were not entitled to commission. That’s when the smaller units are sold.

Reef 9xxk ok mah…the dunno what tree already 9xxk for one bedder. :o
But paying absd for the unit I think really needs a lot of belief and conviction in property market.

hm vvip no commission? i thought if sold to a 3rd party buyer have 2-3% comm, how come ownself buy under own name no comm..then i would have gotten a family member to buy and get the 2-3% back instead.
I salute the agent that bought with 12% ABSD :o JSKM :o
similarly alot boought into the GSW story, and the upcoming Keppel MRT station offered an exit point. He is definitely not a rookie agent, very seasoned and minimum team lead level, and probably a few times more $ than most of us here.

i suspect the reef at $900k+ have poor facing or certain attributes, you seldom see smallest unit having lowest psf at $2.1-2.2k in any project, personally if i cant get to enjoy waterfront view then no point paying $900k+to squeeze into a shoebox and face clubhouse. Trend is to go big now.. ☺️

Reef smallest unit 431sq assuming 2300psf 991k with 12 % ABSD that’s almost 1.2mil! Madness if u ask me.

VVIP is before launch day, agents get priority to choose choice units so on that day no commission if I’m right. That’s what happened at mIdtown modern, one agent here shared that he was eyeing a unit there but waiting till launch day but by then his choice unit was taken up.

Yeah no ABSD is about ok. 9xxk-1.10mil is about as much as I would pay.

thats a huge sacrifice, potentially one is losing 2-3% which is about $30-45K comm for a 1.5m unit. if i am an agent i prob will wait till launch day too.

since singaporen love quantum play, canninghill will sell well too coz its $1.0xM for a 300+ SF, so affordable.

to be fair who will want to pay ABSD if one can avoid doing so? the only reason one will pay is because he has one unit already, his spouse has one, his entire family has one and there are no other names to use, yet want to be vested

To the real rich, 12% to them is maybe equivalent to what we are paying for GST or income tax, eventually we will get used to it overtime.

I have foreign colleagues who bought ASR and paid 20% ABSD knowing it will take 10 years to breakeven, but they do it simply because they can afford it. So eventually i realized $1k to me is a big amt, but to others its just a rounding error.

Yes Canninghill Piers should do well too, the units are small sized Low quantum for the one and two bedders. The bigger units should take a while to move. It’s more a quantum play than psf play now.

Going by recent norms, a standard one bedder must be at least 4xxsqft. If any one bedder falls within 3xxsqft, I feel not advisable to take the plunge even if quantum is affordable. :o
Or should I say, the minimum size for a one bedder should be at least 4xxsqft to be deem as humane?:o
