of course.. its has always been like tat.. oni few units tat are priced FROM the lowest advertised pricing by developer ... the starbuy units...

1 bedder/Studios Resale in the locality of PR, 2021 caveat:

Coco Palm > $635-649k
D'nest > $608-635k
Palette > $622k

Ocean Front suites > $575-$580k
Not fair to compare on price alone for resale vs PR8. Price aside, different people put emphasis on different aspect. Lease decay, new facilities, proximity to MRT, bus interchange, malls downstairs, layout of house, etc. some people are willing to pay higher price , forgo the smaller space, just to go for some of the factors mentioned. Ultimately, in property, you rarely can have the best of everything, unless of course you are willing to pay a high price for it.

Also, on lease decay, generally, projects you mentioned (aside from ocean front) are about 10 years into their 99 year lease, and there will be some discount to that as well. As some put it, a lot of people just wants new stuff;)

Main concern for me is the potential noise from mrt tracks.. Pasir Ris is above ground mrt.. so this integrated development does rank slightly disadvantaged compared to other integrated developments with underground mrt..

Pasir Ris mrt track, for some reason, generate quite loud noise whenever any train passes by. From what i observed, It is louder than other stations that’s above the ground.
I think the damper system not done effectively to reduce the noise.

i think it slightly better than Bedok Residences cos Pasir Ris is the last stop, so the train will stop and got back the same direction tat they came from, rather than pass-by both directions... just my 2 cents

I thought Pasir Ris MRT will be one of the quietest in the elevated line too since it is the last station. Also isn't the noise level at stations lower than near the tracks between stations when trains are moving at higher speed?

Yap, whenever train pass by bedok mrt, it causes some vibration to the shopping mall at level B1 particularly at the wing stop restaurant.

used to worked in Pasir ris. Esp Those HDB facing the track. Must go experience personally how loud the sound. It’s the same like bedok mrt, must really go experience it yourself to feel the vibration at B1 level next to wing stop.

i work at pasir ris too... personally i think it's the track shifting mechanism that allows the train to go into either side of the station that cause so much vibration and noise. the train rocks significantly whenever it passes by the portion where the track shifts.

For those looking at Pasir Ris 8, with a bigger budget can also look at Park Place Residences (resale), more centrally located, still got Grade A offices ard.

or those too concerned w the MRT track noise, Antares (new launch), nearer to town and also Mattar is an underground MRT.

Another possible explanation is that while crossing track, the train is still going quite fast. Dunnoe why nvr slow down de. Trains only slow down when very near to station but in between still going fast.
