I don’t think everyone could ask higher though. Only certain popular neighbourhoods with a bulk of HDB upgraders in the OCR/RCR could, like Punggol, Sengkang, Tampines, Queenstown kind, cos their psf are still within affordable range. For CCR, I don’t really see prices trending higher, in fact some lower.
The risk of asking higher means longer waiting time.
Not impossible in a seller’s market like this but no point risking that bit higher by waiting longer which in the end, may get smacked by any possibility of newly implemented CMs (if scully kenna one), end of best window period to exit, or any other unforeseen factors. :o

I seen a couple of decently located OCR/RCR projects asking higher and got the better side of prices, quick list down

Two examples same unit size different period listed below

- Tampines Trilliant (newly MOP EC) (mid floor) from $10xxpsf (late 2020) to $12xxpsf (Apr 2021)

- Queens Peak (Low floor) $16xxpsf (late 2020) to $18xxpsf (Jun 2021)

Come to look at it newly MOP EC at Tampines is alr transacting $12xxpsf, not too far fetched for Pasir Ris 8 to ask $16-17xxpsf.

Come to look at it newly MOP EC at Tampines is alr transacting $12xxpsf, not too far fetched for Pasir Ris 8 to ask $16-17xxpsf.
Sadly yes, PR 8 though bid low, can’t be launching at charity price judging from the current situation and demand.
The truth is nowadays, many new launches does not give buyers a glimpse of hope to see price appreciation after TOP. Eg PR 8 1 bedder bought at 8xxk have to sell over 1 mil? NP bought at 18xxpsf today have to sell over 2kpsf where newly TOP PPR at a much better location and amenities is still hovering 19xxpsf thereabout in resale. PC/Stirling bought at 2.1x-2.2xkpsf have to sell at 2.4kpsf which is the same price u can get in D9/CCR FH.
Don’t you think all these are hard to imagine?
I can be labeled as blunt, cynical or toxic and it’s fine. It’s always good to be realistic and sober than keep bluffing yourself by saying nice things to please others :o

So a tampines integrated development next to tampines mrt should sell for 1,988psf today yes?

Tampines should be priced higher than pasir ris right? Or no longer such distinction?

Speaking of which, tanah merah should have no problem to sell at 2,088psf then! WHich is the developer? Better load up the shares tmr. 💸 (y)

Looks like propnex may actually hit $3 soon. Congrats to CEO ismail. ㊗️

I think it could be attributed to stronger marketing campaigns for new launch that brings up the prices and popularity. Jus compare Antares w Park Place Residences, or Woodleigh Residences w Poiz.

The latter of the comparisons are supposedly better at least imo, but selling at similar price points or even lower than their new launch counterparts, same district too.

I thought private condo integrated dev should be priced higher than EC, or was it another way round?

better faster get in on Propnex shares again! It broke resistance!

Was thinking how much tampines and tanah merah integrated development should sell for based on PR* 1700psf.

Of course PC new launch should be higher than ec.

You go ahead with propnex. Let you huat. Already reached my target, not going to be greedy.

Be more receptive to resale... don’t narrow your search to new launch only.

The amazing thing is that prices are shouted out at incredible levels...

Referring to Stuart video,
TM at 1,9xx psf
AMK ulu location at 21xx to 22xx psf

Then those prices you mentioned above seem to fall in line, although I also cannot fathom a reasonable non- loss making exit strategy for the buyers..

my guess is that at least 50% make losses in NP thread to which another was trying to imply people are still buying aggressively...

(When you see projects like G and L starting to move, it is like the dead start to revive and walk... haha)

Coming up, many new launches when go into resale are likely to be stagnated or at best, thin profit margin if they r lucky and able to hold long enough. Also depends on their entry price/psf. :o

I did not spell out clearly. I meant that 50% lose money when they try to exit 3-4 years after purchase...after ssd.

of course the longer they hold the less likely...


Again, Buyers can say I buy for own stay OR
‘ no, I did not lose money since I did not sell..’

I feel that in the current new launch market where there is difference of up to 500psf or more in the same project, tose who overpay for a premium facing/high floor units would see losses or thin profits in the resale market.

Comparatively, non premium facing/Low floor units could still see healthy profit.

Ya, even the M itself has a range of 21xx psf to 3kpsf. Hehe, not sure how those 3kpsf buyers exit. :o

$900psf gap is ridiculous, but congrats to those that entered at the lower spectrum.

$3kpsf for The M, I think no profits.. midtown modern plenty gg for just $27-28xxpsf.

2022 is late :o Some resale sellers have already adjusted their price expectations :o
In fact since late last year a lot of popular projects in OCR and RCR with asking prices on the lower spectrum of psf had revised prices upwards. Not many in CCR though.

Now if one looks harder should still have decent picks within new launches for own stay, e.g. those that are undergoing firesales Hyll on Holland sold more than 80units in Jun, next year likely no more. Buying a property now on, the intention should be for own stay rather than to profit though.
