I think its a mixed of both own stay and for investment. 2BR+1 toilet and smaller units are for rental, anything bigger will be for own stay. Generally pasirians are with bigger family size. HDB nearby other than pasir ris one DBSS are generally bigger in size too.

waiting to see caveat if this is really true.. 5 rounds of price increases and 2k psf in the end for pasir Ris? Like saying to pay 2k psf to stay in equivalent of the extremes like boon lay, Choa Chu Kang, woodlands, Punggol. Who is willing to pay 2k psf to stay in those? We seems to living in a fairytale world now.. lol..

I am curious too leh. But i think it could be true. 3BR increase from 14xx to 16xx and 18xx before the day ends.. i feel abit too much to increase 300-400 psqft during first day launch.

Developer too generous at the start and too greedy in the end. The disparity in psf if true is too much to phantom and the only beneficiaries are the early birds.

I pity those who wasted their time balloting yesterday and in the end got played out by developer 5 times revising their price.
Don’t say 5 times, if one time price revision I would have been pissed and just tear my Cheque and walked away.
not sure why still got so many Pasir Ris die hard supporter willing to let developer manipulate them like a puppet.

Guess they have creative ideas to get the job done. But I don’t think our local regulators may not have thought or even nimble enough to consider even regulating.
Then again, the property sector has been grey for the longest of time with limited regulating.

My agent told me for 3br, only very few got <1600 psf, most of units transacted at 1600+ and 1700+, in this case, the opening price is just smoke grenade...tricks played by developer....
If there’s any agent in the forum that could provide some numbers?

Now left 2 stack 3BR+G and 4BR (no private lift). 3BR compact only 1 stack and some units here and there. No idea how long before need to sell the remaining units. Mayb they got to do fire sales for ground floor units..

Makes sense, usually developer play like "from 16xx" but actually poor facing, West sun etc. And then the next cheapest is 17xx

But I'm still finding it hard to believe that ps8 psf is higher than or as high as one North at Eden at 2k psf

Looks logical.
3 br seems to be the most hot selling and complete sold out . No point selling at Low 14 or 15xx psf.

I think it was cos they sold at $14-15xxpsf at the early stages of launch for 3bedder coupled w demand from upgraders in the east, that’s why the units sold well.

Imagine if they sold at $16-17xxpsf on average at the start and it sold well, then the demand is indeed very strong.
