Bro got to stop emphasising the outliers there are only 2 transactions at PR8 at $2000psf and handful at $15xxpsf. until more transactions at $20xxpsf that should not be the norm, in fact latest transacted units are all ard $16-17xxpsf too.

Comparing both Midwood and PR8 at $15xxpsf of cos PR8 is better and likelier chance of profit since it’s an integrated development and no many ard, plus it’s lease is from 2021 (brand new).
I think comparing Pasir Ris 8 to Sengkang Grand probably is a closer match rather than the Hillview Midwood.

If based on integrated development, then diary Farm is another one to compare?

For midwood, I would compare it with Antares, Penrose and maybe D21 condo new launches that will TOP2023-24.

Any thoughts?

I feel all overprice. Maybe I am wrong.

But I doubt not many buyers can make a decent profit..

Dairy Farm Residences is not an integrated development, but just a mixed use development. Integrated developments must be directly connected to an MRT station and/or bus interchange as well, on top of having a shopping mall element.

Basically integrated development with only 1 floor of shop can be more harm than not having. The lentor site is also 1st floor with shops?

Tiagong Lentor that one is just a small mall. YCK that area got what? Casino? Offices? Business hub? Or any tok gong masterplan?
honestly, I still dunno what’s the hype for that Lentor site. 🥕

Not a parent yet, but any primary school within 1km really got much worth to consider by many ppl? I thought maybe if is within 1km of top 30th primary school then more worth the $ n effort to be big consideration on condo purchase? Cos I realise most friends/ Colleauges that the consideration on primary school only comes in when is top 30th like Tao Nan, Ai tong, Nanyang, Raffles, Rosyth, Nan Hua etc, if not aim for these top primary school is another group of friends who feels whatever primary school is fine for the kids, so don’t bother most in the house purchase.
These schools you mentioned are the best schools. Even within 1km the chance can be still slim without connection.

For better schools, within 1km the chance is rather high.

The good schools are for consideration if you have no connection, not close in term of distance. Perhaps your friends have neither method so in the end just say every school a good school.

imho, ‘every school is a good school’. I think what’s more important to a child’s development is values, life exposure, ‘street smart’ & soft skills such as communication, critical thinking etc.

A ‘better’ primary school may help a child achieve slightly better PSLE score. But whether or not a person succeed in life is so much more than PSLE score. Definition of ‘success’ is highly debatable.

I dont believe in that. Was from a neighbourhood sec sch and the no of delinquent there was appalling. Values and upbringing impt but once u mix with wrong crowd and kena influenced your future gone

How about Primary School ? Is there significant diff from your experience ?

i was also from neighbourhood pri sch, i will say kids at that age usually more innocent so you wont get 12yo delinquents shouting yo yi san then whack, but the environment, availability of resources, quality of teachers, and background of peers also shape the development of young kid

when i was in pri school, i was busy inserting 20c churning dragon ball or vivan chow flash cards from those machine coz all my peers busy doing the same. Then i follow them to spam $4-5 to buy packet of magic cards which were alot of money in those days .. my colleague recently enrolled his kid into raffles girl primary though there was no affiliation or within 1km dist, but he topped the leaderboard for volunteering hours..and he shared the teachers there are very demanding of P1 students..they constantly push you to be the best. I heard good pri schools have a lower cut off to enter affiliated sec school, so once you get in the next 10 year is secured.

i think most parents just want their kids to have holistic development in terms of character, academia and profession so next time they can be independent enough to build a future of their own, and a good pri school give you a better chance of achieving that.

i dont believe every sch is a good sch, its like telling ppl OCR is CCR with decentralization or Upper bukit timah is next bukit timah with BW transformation

Having studied in a ‘good’ primary school, I do feel that too much emphasis is placed on academic results (doing loads of past exam papers). Soft skills like communication, critical thinking, creativity, stakeholder management & character development are neglected. I have seen so many of my straight As classmates from the top JCs in Sg struggle with adulting & transitioning from students into working adults.

That said I think this is a general weakness of Sg education system. Can’t comment on a ‘not good’ primary school as I’ve never attended 1 b4.

yea i agree thats the limitation of SG education system, students are being molded into 10 year series expert but lack the soft skills to excel in corporate, i have seen some NUS FC students who are academically inclined but lack basic soft skills to clear interviews, comparatively SMU graduates are much stronger due to their problem based learning approach which reinforce their soft skills ...most are polished and poised

for not so good primary school i think differences lies in teachers, usually those NIE grads will be sent to neighbourhood schools while those top ones have experienced educators who can play a mentor role..anyway if there is luxury of choice of course try for the best lah :ROFLMAO:

yah lah thats precisely the point, wait for 'those certain someone'' to send their kids to neighbourhood sch first then we revisit again, easy to say but no one walks the talk.

when i was in neighbourhood school, everyday 10am recess bell those paikia will find a victim and wrap a plastic bag round his head and yo yi san everyone humtum in name of brotherhood and laughter, disgusting thing is no one even bother to stop it, not onlookers, students or teachers. And this went on for years

Thats why if i can afford it, i will never send my future gen into any neighbourhood schools just so they can grow up in a proper environment
