Created a simple chart to analyze the transactions.

The average transacted prices are as follow:
1 bedder: 1.7k psf
2 bedder: 1.64k psf
3 bedder: 1.5k psf
4 bedder & above: $1.58k psf

Great chart ! The unit size seems to be a lot larger than recent new launches. First time seeing 710sqft 2 bed 1 bath for recent new launch. Nowadays 710sqft all 2 bed 2 bath

I doubt so, the surround PC are more than 10 years shorter in lease and non integrated, CocoPalms is the newest kid on block alr transacting $12xxpsf in the resale market, Pasir Ris 8 $15xxpsf average is about fair. Don’t think CocoPalms prices would be further bumped up.

Maybe the buyers check out our forum here and quickly forfeited the 1.25%. Left with 2 buyers who still confident.

I have a feeling the news was sensationalised. From the start, I think only two roberts, then make those who missed out feeling sore.

i think got chance some buyers yet to activate the S&P, or they didnt need to lodge caveat coz full cash down. So need to monitor 1-2 weeks more. anyway the effect is done

Forett is increasing price again in Aug after 3% in june, same for mayfair, verdale, i no BT access so can wait let some kind bro here share the article, if this continue CM has to come in liao

yeah the charts put to context a bit, that $2k+ is not that “normal” in PR8. Not that crazy (yet).

700+Sf 2B1B is a good size for couples I suppose, comfortable space. I’ve seen 700sf 2b2b, or worse, got study… but everything just start to feel tight.

700+Sf 2B1B is a good size for couples I suppose, comfortable space. I’ve seen 700sf 2b2b, or worse, got study… but everything just start to feel tight.

Imo, if 2b2b dumbbell layout 700sf it’s ok, really depend on the individual layout. Have a look at Provence 3b compact, that’s the most efficient layout I’ve seen so far

Yup - size and efficiency are important elements. Ultimately down to lifestyle and individual’s comfort level. With more time spent at home, sense of space is valuable.

At 550 psf, can build a 2b1 bath with 2nd br just for singles bed,

Full 2 b 1 bath, 600 Psf good enough
2b 2 bath, 680 to 700 psf is good enough.

the 2b dumb bell layout for pr8 has west sun. It was all available for my picking in the morning but i skip because of west sun.
