To be fair, if given the choice of penrose (RCR)1,6xx psf, aMK ulu site (ocr) 1,9xx psf, Tanah Merah (ocr) 1,8xx psf... truly penrose is the most value buy..

In case readers are not aware, a plot of land next to Aljunied mrt has been changed from residential to commercial leading many to Guess there would be a shopping mall at Aljunied mrt soon...

Imagine NP (RCR with NO mrt or any shopping mall in sight) already selling at 17xx to 18xx psf

Geylang / farrer park district are well-known to have depressed prices due to numerous reasons. Not all the time closer to city means price are higher.

But well, future possible "transformation" of geylang may well reduce the stigma associated with the area.

Not really. If really need to, I would only go for non expressway facing as you know I treasure my health and hearing.

I am only saying value proposition..for location v price level, if you compare the three below:

D14, near Aljunied mrt, 16xx
TM mrt, 18xx
AMK ulu location, 19xx

Out of the 3, if you need to select the most value, which would you choose?

yes, I would probably choose the M (lower psf units)as well, if that was one of the options.

These days new launches are priced the sky and if someone can predict PC 1 br to be 1.5 mil, really can almost find better buys easily elsewhere.

Now The M still got units priced 23xxpsf, not far off from 21xxpsf, can consider.. if it was me, I may take a look at Pasir Ris 8 assuming 16xxpsf.

I am also interested to see how buyers deal with them..

The interesting thing is the greatest of the evils or the urgliest of the Dino bu, also got buyers/ admirers one. That’s life, there will still be die hard fan no matter how bad or ugly you feel it is... haha

One consultant, Stuart, even estimated TM site will be launched at 19xx psf and AMK ulu site at 22xx to 23xx psf !!!

That plot of land so small, now designated as carpark, even if there’s a mall I don’t think it be anytime soon or anything fanciful. More hopeful that PLB would have more malls to come than one outside Aljunied MRT.
