At what price u guys think is right to enter for 1 bedder ... ?
6xxk....![]()
5xx k even better entry price!
anyway i think the word on the street is around 780k for 1 bedder. clearly it will be the worst facing unit. which could mean, either blocked by MSCP or PIE facing. maybe want to see PIE also cannot, only can see MSCP.
780k for 1 bedder was PPR starting price 3 years back...Wah, how times flies.![]()
It will still sell even if they priced 1br at 8xx or 9xx cos not everyone follow the market closely.
They saw that it's by CDL and it's cheaper than say Park Colonial. Hurry and buy!
Yap, the word RCR can be misleading to a lot of buyers, making them think penrose and park colonial are of the same league, thus, logically should price similarly like park colonial.![]()
Park colonial 90% sold. Choice units all taken.
Penrose is aljunied while park colonial is at woodleigh. Have good and bad points and are at different areas although they are RCR. Park colonial compare with tre ver and woodleigh residences and bidadari.
Both is good.
On the other hand, Aljunied is in between kallang development and paya lebar transformation, together with geylang rezoning. In the green line of mrt. It has its appeal for its accessibility.
Not advocating pple to buy park colonial since it is obvious that lately the price has went up and not much choice units left. Just doing a comparison betw both.
At woodleigh/bidadari, park colonial and WLR Location is the most prime compared to Tre Ver and the rest.
In Paya lebar, PPR is most prime compared to SUO/Antares/ penrose.
In other words, if u r ready to settle for 2nd or 3rd best in a particular district, there must be a alluring draw factor in the entry price. u need to be prepared that if PPR is not doing well (say in terms of rental/resales), it will have a downstream effect on SUO/penrose as well. In other words, the one at the most prime location will be leading the pack in the same district and if it does not perform well, the rest in the same district/nearby vicinity will not be spared. Concept of logical consequences.
Do take a look at SUO recent rental, there’s already signs of softening. Imagine when penrose join in the fun, what will be the competition like?
SUO owners entered at a relatively lower entry price (13xxpsf) than penrose (probably 16xxpsf) and for sure. SUO owners can lower their rental and resale price w/o losing much money. But can penrose do the same as well if entry price is already at 16xxpsf? Given SUO is not that old either.
16xxpsf at RCR seems nothing wrong but undeniably, penrose is not located at the best RCR location (9 mins walk to mrt, next to expressway, near industrial area) let alone it will be facing stiff competition with SUO, a 1024 unit project.
Penrose at 16xxpsf will still find buyers because one can argue that Florence residence at ocr is already at 14xx-15xxpsf. But do be mindful not all project in RCR are created equal.![]()

This makes a lot of sense... since you are so experienced in property... just wondering, what’s your honest opinion on Stirling Residences![]()
Dunno the u turn of 10 million will affect property or not. Less foreigners buying and renting. ******************
The 10mil fairy tale should not be part of the consideration when comes to property investment.
In the first place, is 6.9mil population in this small little red dot even possible in the first place? Well, I’m sceptical, Let alone 10mil population.
Before election, Both parties can echo what the public would like to hear In order to gain votes, but after election, things may still change again.
6xxk....![]()
Wow $6xx k? Where? Which development? I'm keen..
Probably Clavon at Clementi. Let’s patiently wait for the cfm released price.![]()
Just kaypo the site just now.
For Clavon, north facing Low floor units will face the BTO substation directly.
