Actually west facing units may end up to be those that see a profit when the project enters the resale market, similar to Pie facing units at Sims Urban Oasis seeing a bigger profit due to lower entry price.
How come the logic sound similar like lower floor with lower entry price may earn more than the higher floor when it comes to resale?

If WLR all price betw 17xxpsf-18xxpsf, there’s no reason y it can’t sell while park colonial can still sell. Hehe, I still don’t quite understand. Or at least SKG at 17xxpsf should help WLR move some units, but then, it’s not quite happening here.
I have not been keeping track of all WLR unit pricing, perhaps those premium facing are still priced at 2xxxpsf and that’s y can’t move? :D

Strange sinkies. Need to create some fake queues to get it moving. Or maybe most of the rich buyers in the area already absorbed into the market.

Kaypo time!
Based on quantum of previous 6 months transactions.
Park colonial: 2 units of 1 bedder sold at $970k & $982k.

Across the street, Woodleigh residences 2 bed1bath transacted $1.031-$1.117mil.
A top up of $49k could get you a 2 bedder in an integrated project. In terms of investment, rental for 1 or 2 bedder is better?

We are talking about the same locality here.
In 3 years time, will we be able to see the 1 bedder resold for $1.15mil or the 2bedder that will have a better chance? Hmmmm

Looking forward to 2022, when we can congratulate these new investors for gaining fat fat passive income.

No queue no motivation to buy.
Got queue then got motivation to buy
One person get it right still lose to 100 pple who get it wrong. :s13:
That’s y property is always sentiment driven. :D

Coincides with demand for OCR as OCR rent increased in June.

Condo and HDB Rental Prices Continue Decline While Volumes Rebounded
“June 2020 rents decrease 0.6% from May 2020. CCR and RCR rents decrease 1.3% and 1.5% respectively, while OCR rents increase by 0.4%.”

“Year-on-year, rents in CCR and RCR decrease by 0.7% and 2.2% respectively, while OCR rents increase by 0.3%.”

$1500 to rent a 2 bedder RCR is worth it!

Checked the rent at HDB Blk 52 & 53 sims place (opp penrose),the 3room transacted $1800-2000 this year.
Now condo rental lower than HDB in the same proximity!
More to come in 2022 at this rate.

LOL then I would rather rent the condo than HDB. Jus checking what happens if he only rents out one room of the two bedroom does it also reflect it under the rent transaction?

from what i understand yes. so some of the obviously outlier figures are likely just single-room rentals inside a 2-3 room condo units..

and if a 2bedder condo rents the 2 rooms separately in 2 rental agreements, it would be 2 rental transactions lodged with URA.

i stand to be corrected. cheers

PN's Penrose "safe indicative range to quote" - i presume to quote to prospective buyers

1 bedroom compact to 2 bedroom with study:
Avg 1750-1800 psf

3 bedroom compact to 4 bedroom:
Avg 1650 psf

i am guessing some people inside PN have some inkling on where the final prices are (i.e. some modicum of inside info)
