If you encounter a negative sale, normally your resale levy would be waived. However, taking a negative sale on a bto is an unlikely and rare scenario.

$850psf~$880psf for RC shld be a reasonable price. $920psf is overprice.

EC price is so near to a PC price and yet our gov still ask for resale levy from our ppl. Looks like people like us had to stay in a EC is really beyond our reach liao..

In previous days, gov launches EC are for HDB upgrader. It now defeated the purpose. Now is for developer to replenish their land bank and made profit.

HDB upgrader to EC had to factor alot of issue when buying a EC, they had to face the deferred payment and also the stress of the Bridging loan charges if we failed to sell our flat before TOP and of course the resale levy.


HDB flat is depreciating. Now some HDB 1st owner selling their flat are already doing a negative sales... Yet we still need to paid resale levy for our 2nd direct flat or EC..

Gov need to re look into these policy again. resale Levy shld be paid on Capital Gain in the flat and not flat type as some owner especially 1st owner in SK are now facing a negative sales proceed after selling off.


I am wondering if I had to buy RC wld I face the same problem as wat some SK HDB flat owner are facing now???

In private properties,the profits / loss can be hundreds of thousands to a few millions.

Those who want to fufil the singaporean dream of staying in a condo, i guess you better get this before prices really get out of hand.
My opinion, its afterall a place with full condo facilities, location wise quite ok(still got river to see), some private got nothing, get tuck in a isolated place but still have to pay a premium.

I hope the govt could do something on the EC selling price and also the resale levy for 2nd timer. EC and PC prices keep going up but the HDB resale price keeps going down.

No one in PC has a say.
It is wise that ECs to be at bird does not lay egg area as it is a Toyota-Lexus .
Lexus is not essential for traveling.

Pc owners got no say, but gov isn't that dumb to place another ec in Bishan. Hundred palm is one of the most centrally located ec in recent years, as the advertisement stated.

That's correct. HDB prices should be kept low. EC and Private Prop can shoot up freely. Or is it?

Should buy other EC instead. No reason to pay 100k to 200k more for Rivercove compared to other EC.

I am sure you all know there are only 3 other EC left each with less than 40 units.
