For the rich ? Lol It is only <$1k psf.
New private ocr is>$1.3k at minimum.
You would be surprised that some young couples have the $resources$ .
The developers would shrink them to lower the quantum like those in private.

anyway to sum up this EC is for rich ppl with undeclared side income/parent money. how ppl with 14k combine income are able to afford this?

Some older couples may have worked for years with $$saving$$ but <$14k still can afford.
Some have $parental$ support.

Resale Levy should base on Capital gain and not Flat Type

$850psf~$880psf for RC shld be a reasonable price. $920psf is overprice.

EC price is so near to a PC price and yet our gov still ask for resale levy from our ppl. Looks like people like us had to stay in a EC is really beyond our reach liao..

In previous days, gov launches EC are for HDB upgrader. It now defeated the purpose. Now is for developer to replenish their land bank and made profit.

HDB upgrader to EC had to factor alot of issue when buying a EC, they had to face the deferred payment and also the stress of the Bridging loan charges if we failed to sell our flat before TOP and of course the resale levy.


HDB flat is depreciating. Now some HDB 1st owner selling their flat are already doing a negative sales... Yet we still need to paid resale levy for our 2nd direct flat or EC..

Gov need to re look into these policy again. resale Levy shld be paid on Capital Gain in the flat and not flat type as some owner especially 1st owner in SK are now facing a negative sales proceed after selling off.


I am wondering if I had to buy RC wld I face the same problem as wat some SK HDB flat owner are facing now???

But many couples had the war chest ready 1-2 years ago.
The moment they felt the market had bottomed out & they emptied all pockets to grab one.

The few thousand of once unwanted ECs were
taken within months.

All agents trying to use Sumang as comparison and selling point of RC. It doesn’t make any sense to me. Till then gov might revise EC income ceiling for Sumang. RC indicative price IS NOT affordable vs current EC income ceiling.
