But you still see that the sales for high park and Parc botannia so good, obviously these buyers didnt care so much.

I hope all ec owners to be check out the recent ec sales in thr open market after the 5years mop... the price is still much loeer thsn the surrounding pc prices.. a good example is jewel @ buangkok and the ec beside it... the ec beside it is sold at only 9xx psf if u refer to ura transactions... i doubt rivercove can fetch above 900psf when it mop if buangkok mrt ec is selling at only 9xx psf... it need the whole market to go up before it can sell higher but that means if u buy any hdb, ec or condo, u will earn also... i just feel that u will not earn alot if u buy rivercove ec at 850psf if market remains constant.. and confirm not catch up to 1270psf to parc botannia..
Esparina about $950, jewels a new launch I saw in property guru about $1500.
Propertyguru not reliable, used for checking market sentiments. Some agents were selling sold-out ECs and ‘advertising’ rivercove even before launch.
Advertising for rivercove? Seriously that's very fast.
I can only say that the recent buyers are financially strong and most of them wouldn't sell unless they earn a substantial amount.
If esparina can sell 9xx psf, it is not bad already, though I think they try higher. You should be more worried for jewel at buangkok.
If Parc botannia can sell at 1270psf, I see no reason why buangkok mrt condo is going to sell lower than that.
The esparina MOP, RC from launch till TOP needs another 3-4 years. One can stay while another BUC.
The different is buyer can wait or but to stay immediately. I would buy esparina over RC if time not on my side.
Will not consider jewel since esparina priced lower $300 and beside it. The good thing about EC, can afford to price lower since bought it cheaper.
RC will be around $850 as government will not allow it price higher. If priced higher then serves no purposes as EC got income ceiling. Too high price like $950 many cannot afford.
I doubt government have any say on ec selling price but rather the demand and supply. If rc is priced at 900psf, few will want to buy

Esparina has not fully privatised yet. Cant accurately compare with Jewel. Is still a decent return on investment for the resident if they sell now at 900 psf.
Yes, i do understand is decent return but is due to overall market rise... point is ec price does not really match up with nearby private condo price which i am also confused on why... and if u say not fully privatised, then maybe lets see other project like nuovo at ang mo kio, i think is a 10years plus project but pricing is only less than 900psf... much lesser than other condos at amk/yck area... actually if buying private condo back end will earn more than this nuovo or even the buangkok ec launch back then... quite an irony...
But if buying purely for own stay and not investment point of view, i will choose ec over condo if i still eligible to buy, but at 850psf, i still think is quite ex, my opinions but lets see if it can sell out at this pricing..

I think potential buyers do care about the original status of the property. If it is born an EC, even after privatised, still an EC to others even after 10 years. There are too many ECs around and it has created a significant class on its own.
