Sol Acres vs Wandervale

Hi, dose anyone know how is the sale of Sol Acres ? How many percent sold? Any discount given by the developer just like Visionaire? Thanks

Definitely WV is better than sol acres. Solvent Acres is too crowded and will not have better investment ROI since there will be always many sellers after 5..6...7 years. It's only 1 side gate to LRT station...that could be more crammed...

Hi Hi, WV have 3 in a row condo - micasa & rainforest and not to mention a few more near CCK Mrt. So if you are a buyer looking at resale condo, what do your choice will be. Therefore I feel that the resale value will drop because of the overly supply.
As for SA, if you are looking at that premises that will be much more promising as there is only 1 condo beside keat hong mirage. :)
And of course I'm owner of SA myself... I choose SA over WV because of the spaciousness and the infinity pool.... Personally I prefer crowded condo where there is life and is vibrant more like chalet feel. Went to my other friends condo so quiet and lifeless.

SA for month of July got the best take up rate of 43 units compare to WV of 37units.
Overall WV sales fare much better compare to SA in terms of overall percentage. The 1 & 2 bedroom of SA pulls down the sales in terms of overall percentage.
As to date take up rate is 500units at SA.

As for Brownstone & Visionaire, I personnel prefer vision although brownstone nearer to mrt. The building works for brownstone from what I heard is bad because of the prefab. This was told by 1 of my citygas friend who liase closely with the maincon.

Hi Chia, i went to WV again. You are right. The SUN now is a bit weird...
Maybe the earth turing ratio had changed.
I saw those facing the camp kana west sun till 3pm.. which they are not suppose to. In fact, those units facing west sun didnt really get the sun till 4.30-5pm. I was there from 2 - 5pm and i am really puzzled..:s8:

Ya the sun will orientate in a certain months to months. My house by right is not facing the noon sun by at certain month will still catch the sun.

i stay at teck whye... i wld prefer sol acres over wandervale

1) 2 lrt stations between cck mrt/DTL mrt (30mins to bugis)
2) sol acres... esso station.. upcoming keat hong mirage bto has fast food/eatery/quite a no of shops
3) windy..
4) wandervale is very jam packed.. besides mosque.. every friday.. u can be sure lots of cars parking there.. i know i stay here lolx..
5) polyclinic (good or bad fengshui? up to u) but nearer.
6) sol acres.. walking distance to keat hong market.. also teck whye market/polyclinic.
7) btw those say wandervale walking distance to cck.. most pple take bus from cck mrt/lot 1 outside (190/985/975).. always very jam packed at evening weekday...
just that sol acres more pple sharing facilities.. but cheaper.. ur choice lol

Yup there is more amneties once keat hong mirage is up. 1 minutes walk With fast food, supermarket etc... Hope that there will be bank facilities as well.🙏🙏

You can google on theedgeproperty.com.sg it has the latest transaction for all properties. I have been closely involve to see how's the market for EC.
From my point of view
Worst EC take up rate - Signature, Criterion, Parc Life, North Wave
Best EC take up rate - treasure Crest, Wandevale, The Valve, Sol Acres, Brownstone

Me bought 3BR 958sqft 5storey @ $703k than opt for DPS additional 20k
Regretted should have wait earlier didn't know that now EC supply will be so overwhelmed.
Really spoilt with choices.
But again compare with others EC 3 bedroom compact, WV has one of the best Layout. Well proportion layout masterroom is big, hall is big, still got internal rubbish chute & Service yard 👍, the only minus point is that the balcony size is bigger than the living hall and the kitchen is really very small. Treasure crest layout have slightly improve with bigger kitchen and dining space which comes from the same developer SIm Lian.
Another plus point for WV is that is has sauna. SA don't have Lo. 😂
The above comment is base on my own comment & preference.

SA promotion is the DPS free for selective units which so call safe you 20k. The buy now and pay later scheme.
Any idea the visisonaire discount??

Sol acres no discount + most of the pool view is taken up.

Not really in fact pool view still got plenty of choices. 5br sold out, 4br 95% sold out, 3br 50% take up, 2br 20% take up, 1br 2% take up.

For the past 2 months SA sales fare better than WV I think mainly is also because SA have more choices for buyers as compare to WV overall already 80% take up rate.

The yard Just think out of the box can multiple use as store room ma... I'm comparing with 3 bedroom compact against the rest of others 3 room. Looking at size 958sqft WV have big masteroom, big dining living area, good size service yard/storeroom, big size balcony as well..
