Hi, we're thinking of getting one of the last few units of 2 bedroom from SA but are worried that there might not be a resale market for 2 bedrooms after 5yr MOP. Wonder if there's any guru who can advise on this. TIA

I can see that these few months, the EC sales are really picking up.. BS already 90% sold, wandervale 100% sold, Visionaire 75% sold, even Inz 47% sold....I think this year not many EC launches. Last year, many launches, still can pick and choose....this year left only left the remaining units with a few EC launches....I guess all will sold out eventually le...

imo EC are for family, thus bigger unit usually sold out 1st
PC are for singles/investors, thus smaller unit usually sold out 1st

current price of EC $750 psf vs PC $1000 psf

assuming 10 years later, new PC $1.4k psf
10 year old PC should be around $1.2k psf
thus SA need to price less than $1k psf

unless you expect new PC in CCK priced above 1.7k psf in 10 years time
upside is pretty limited if you are looking from the investment aspect

actually 10 yr later why need to price EC lower than 10 year old PC leh? both are considered normal condo alr i.e. no restrictions on who you can sell to so should technically go for around the same price

Yes this year only 2 projects and I heard next year only 1 project from my agent. That's y I don't want wait anymore.

For the current batch of EC which ady privatised, the selling price is about 5% lower than private. I guess most singaporeans perceived that EC is considered as lower than private tats why private is still slightly more expensive.

Yes, aft 10yrs, EC can sell to anyone but bear in mind, EC is still an EC even aft 10 yrs. Unless your EC location is super good compare to pte Condo.
No one will know how the mkt will be aft 10yrs. So buy within your budget. :)

Unless u really want to sell after 5-10yrs then don't said la but if buy to stay then different story. For me already exceed budget buying this. :s22:

imo location is the most impt criteria if you are looking from investment aspect

anyone knows the bto pricing for keat hong mirage?
usually EC 2.5x, PC 3x of the nearby hdb pricing

Good morning all... i bought a 2+1 unit @ SA in April, now waiting for S&P. Mixed of personal and other reasons on the decision.

1. Too long waiting time for BTO, SA should be around Q1 2018 (in fact we got a rather gd q number for 5 rm Bedok South)
2. Near to my current home in Teck Whye (Teck Whye Market has everything eg wet mkt, 2 supermarts, 6 kopitiams, etc)
3. Trust in MCL Land - this HK developer does prestigious projects and if I'm not wrong, this is the 1st EC project they take on?
4. Fengshui - most of the units have not bad to great fengshui, mainly due to the direction of the land. As we are in Period 8, houses facing NE and SW are favorable to East kua people (my SO).

We didnt want to use finish our OA account or top up a single cent of cash for loan repayment, so we went for a 2+1 unit. Like WV, stack 24 is not selling ultra hot but that's the stack we purchased after doing some research on the unit number numerology. ^^

Accessibility wise is not there yet. 4 bus stops away from CCK Mrt, 2 busy LRT stations, limited buses (but i know there are more buses passing by SA directly to town / CBD). The good thing about having more flats coming up = increased in number of buses connecting to other parts of SG. Shuttle bus will be provided to JE for 1 year (fair enuff but my thought is might scrap off if majority of the residents drive).

Currently, imo, Rainforest is the best EC compared to Mi Casa / WV. Good distance away from mosque, bus stop with bridge just in front of side gate, gd walking distance to CCK station and Lot 1 shopping mall.

WV is very good too but on Friday afternoons, that road will be jammed with cars due to the worshipping at the mosque. Not much a prob since all will be working. Walking distance to polyclinic is actually a plus. The schools around the area are generally not bad. I came from Teck Whye Pri but trust me, the school is 500% much better in terms of facilities now compared to 80s to mid 90s or so. Lol! Reason why i didnt go for WV is that i am not impressed by the theme and FS etc. :)

As this is the first home we purchase, we hope to have more options in the future whether to stay for good (facilities will be good to have in long run), purchase private ppty, rent this out or even move back to hdb with more $$$ in our OA acct.

And yes, EC projects will not be running too long, so for those still on the fence, can just drop by any of the showflatz and decide. Most imptly, dont stress the pocket and be happy. :)

Afterall, a house becomes a home because of the ppl living inside, not the size or type of ppty. :)

i would consider a study room a "normal room" if can fit a single bed and wardrobe comfortably

thus imo 2 + study should be considered as 3 bedder

in fact i am surprise SA did not categorise 1 + study as 2 bedder

it definitely sound nicer and would attract more attention
