Developer has been building smaller unit for a long time. Not a new thing here actually.
Between 2010-2013 there were even much smaller 2/3 bedders. Some can even fit in 2 balconies , 2 toilets & household shelter.


Here are the smallest condo unit in SG (according to unit type) I managed to find:

Yes but some newer launches have more efficient layout compared to the past condos. I think smaller is okay if it's made more efficient but I think units should still have a minimum to be livable. I honestly think developers who cramp in everything into small units will suffer as no one will want to buy into it

Oh wow! A great marketing strategy if it starts at 999k means only one unit will be in $9xxk range. Even if it starts from 988k, I foresee less than 5 units will be below $1mil quantum.

Haha I believe it was meant as a marketing gimmick all along, could perhaps only have 1 unit at 999k.

This is a good buy, district 7 is upcoming prime location with the ongoing beach road rejuvenation :o

I would think this is a good buy from an investment perspective too, for own stay perhaps it’s for the buyer to decide. There were reports that D7 could overtake D9/10/11 as the most expensive district in time to come.

That area mostly Mickey Mouse flat. Mainly for expat. For sure Psf will win d9/10/11. Got live but no ‘soul’ there.

You mean the recent launches? I thought Concourse Skyline and Duo Residences are pretty spacious (but agree too many tenants, high turnover with no community)

Duo Residences unit sizes are much bigger thus for the same unit size while psf is lower quantum are much higher.

Actually its for both Duo and Concourse Skyline (even bigger).

I think the “upside” for M is that quantum will remain lower than Duo even if it is priced at 2.7k psf (profit if u can buy at 2.4k psf)

Those projects around there mainly for investment and rental. Too many 1 bedder. Neighbour keep changing. No soul there.

Those 2 bedder and above over there, the price is ridiculous for young families to afford. I believe mostly are foreigner purchaser.

Compare to EC or ocr district, got quarrel, got noise, gossip and sometimes fighting. This is lively!

That’s CBD living for you I guess? M1, Sail, One Shenton etc. will bear the same traits. But Bugis will be slightly more lively over weekends

Most popular size for rental is 2 and 3 bedroom, not 1 :o

M1, Sail and One Shenton are very different from the M. These developments would be more liveable for own stay than investment. Their unit sizes are bigger, and are marketed to be upmarket condos.

I’m surprised the final quantum seems low, should have very good response. Compared to Midtown Bay, the M seems like a no brained, foolproof buy.

But I just notice the 2bedroom all comes w only 1 bath.
