Pretty crazy since Midtown Modern is expected to be starting 25xxpsf..

i think there's more froth in our property market than in the stock markets hahaha.

the minimum holding period, and relative illiquidity does not mean the froth and unfounded exuberance isnt there... :eek::eek:

Said before, those who bought the M at 21xx-22xxpsf hard to loss money.
If not, y would i want to try so hard to find ways to avoid absd. Unfortunately, no fate. :(

I wasn't actively looking at property during 1H2020. If I am aware of this project, I might be one of the potential buyer. :D

If u look at it from another POV, what if u entered 26xxpsf up or even 30xxpsf? :(

Now Midtown Modern is a better option if one entered above 26xxpsf..

Alamak, abit wasted.
I was eyeing at 2+S back then. 1.6xmil, 743sqft, 22xxpsf, pool facing.

Wah this is good deal! Price quantum sama with 1 bedder atelier... :D

encounter some delay due to IPA, also exploring how to avoid absd, a lot of info finding with lawyer and agents.
Then, the unit got snapped up by others. Time and opportunity waits for no one. :D

Yeah day 1 also got ppl buy above 26xxpsf.. in fact some guy even enter at 29xxpsf... but largely the one bedder.. the 29xxpsf one can only hope....

Haha bro, don’t rub salt on my wound lah. I know I had missed a good deal. Even right from the start, I knew 21xxpsf-22xxpsf is a very reasonable entry price not to be missed. This kinda price can only get during pre-COVID. There’s a lot of uncertainties back then. Sometimes, Uncertainties to me r opportunities.
Else why would I even bother to go thru all these hassle :D

Hello NiShiZhu, most likely you will have known this; one way to avoid paying ABSD legally is to purchase under a trust. But the downsides to this is one ought to have a lot of cash :s22: + should the child will to buy another property under his/her name, this child will be subjected to ABSD. :(

Hello scanner007, something to share, my friend joins a property semester (those that come with a network of seasonal property gurus).

These gurus urge his participants to beg, borrow and then go throw their cheques at the show flat on the launch day.

Some of these participants/investors walked away happily with their trophy :D, some of them walked away feeling disappointed. :(

On the bright side, even if you know its existence, you will need to fight with thousand plus prospects on its launched day. It is down to one's luck and war chest, i believe.

I think this is pretty right. Even if u have the cash, luck on launch day was impt for The M, when there were many ppl eyeing the smaller units, which is likely also the case for Midtown Modern on launch day.

Well, it will be one's luck to get the right unit at the right price.

There are still many good units around.
Somehow after getting to read more from fellow members sharings, I realized that getting a resale condo (<5 years) might not be a bad idea too. Same price or cheaper psf compared to new launch might not be a bad idea. :)
