Just a humble stack 63. Realized that it's only 50k more to get 4 bedder but of cuz no pool view la.
Really wanted to get Parc life but really concerned that it might hard to sell in the future. Went to sit down at the park 1 night. Really dun like the surroundings. Kinda concerned too. Many foreigners. And the pool is facing big blocks of industries.
So I'm only left with Visionaire loh. They accepted my 1yr MOP eventually.

About the price i'm still confused, is the launch price that PDF that was shared here inclusive of the 1% disc or exclusive? diff agent tell me different story

During launch, the price that was given in the pdf is inclusive of the 1% discount. Heard from my agent that 1 week after the launch, the price went up by 1%. :)

Not worth giving it up. Also, I don't think you can do e-app for new launch if you have signed OTP for Visionaire, right?

Able to elaborate? still dun understand tot OTP is 5%? or the eapp is 1.25% off or something?

the 1.25% shld be the penalty they are talking about. say if u signed OTP (pay the initial 5%) then decide not to proceed, need to pay penalty (1.25% of purchase price if not wrong).

Yes, the penalty is 25% of 5% deposit. But if signed S & P already, then full forfeiture of deposit.

understood. got a couple of qn for the pros... any thoughts why stack 39 is almost fully sold while stack 42 only has one unit sold? look at pricing not much difference(2k) also any idea if those 39 or 42 stacks low or high floor will kana west sun? also of all the current available EC do you all think visionaire is the best for long term appreciation?

first time buyer here so.. abit worried about my decision

My guess is stack 39 is better due to nice block 188 number and some don't like the number "4" for stack 42.

It will exposed to West sun, road noise and track noise. To what extend nobody knows until the structure is up. For low floor, u can try going to site to observe if the barriers kanna alot of the West sun? If yes then most likely it will also kanna the low floor units.

Appreciation I don't know since so many ec around but will definitely be easier to sell due to nearer to mrt.

I have some questions:
1) Have you shortlisted some stacks?
2) What are your priorities in the choices of stacks in Visionaire?
3) What are your alternative choices of housing? Only EC or also BTO? Which area(s) of SG?

Then maybe we can help you to make the right decision.

Dear Bro and Sis,

I am currently in dilemma and need some advice.

My current HDB is going to MOP soon and outstanding left a few years only. Is it wise to sell and buy Visonaire and restart the loan all over again?

Currently looking at 4bedded as 3CS is more expensive than 4 bedded so not very worth it.

It depends on what you really want? If you are financially sound with stable career and you want to upgrade, why not
