what do you all think about stack 28? the one with the study room but no utility.

If Street directory scale is accurate then stack28 won't be facing bs substation.

What happened to your agent? Yes stack 45 seems more popular cos it's quite far away from opp block.


45 is more ideal as 44 will Blk e mrt track noise and it's furthest from e oppo units. Waterfall and pool view. I nearly bought it but my agent screwed it up.
64 will kana West sun at the external side walls on e mbr side. Will hear car noise from the small road(Canberra drive), the major road just behind and the drop off pt. That's why it's one of the cheapest c6 stack.

Congrats on your unit! I think 39/42 are more expensive compared to 28. Pricing is also a factor for me. :s13: I'll be going down to the showflat this weekend so I'll see if the agent can offer me any good deals. Thank you!

Long story. I did briefly say in this thread. Basically not truthful agent. In the end he didn't get to earn a single cent from me due to his greed.

How do you get referrer fee from developer? You write in to developer? Will you still get the same amount of referrer fee if you refer buyer to the agent appointed by developer?

What I heard is that In order to enjoy the referring fee, you can not go through the agents, but must go direct from the developers.

but Stack 45 only left level 4 and below as per past weekend records.

So long u r ok with the number 44 and maybe louder sound of the mrt track. actually 4th floor offers good view of the pool as usually trees grow up till ard 3rd floor and still have a certain level of privacy. dist is also the furthest from oppo block, hard to find in project nowadays. for stack 45, stack 44 will block the mrt track noise

52 left level 2,3,4. Main con is west sun and road noise. There will be new bus stop near 52 so will have bus braking noise.

I am not sure of the amount that will be given to agent... All I know is Developer will give me a flat fee for introducing a new buyer, which is certainly more than sufficient to pay for both our legal fees. 😜

Hi all, pls give me some enlightenment. Understand we will have a Sembawang Sports and Community Hub at old Nelson road and will be competed on 2018. I have few enquires over this.

A) furen international school will be preserved. Is the land big enough for such a compressive sports and community hub without demolishing the school ?

B) I was there yesterday and I din see any construction work going on, will they be able to complete as promised date?

Residents in Sembawang can look forward to a new swimming complex and a hawker centre, slated for completion in 2018.
