So far from what i gather from here is that this stack isn't that popular.

Thanks in advance

u already got the unit? if u no intention to change after hearing any unfavorable comments, then i think u better dun ask for comments... just look forward moving in & happily enjoy the excitement of the upgrade feel... :s13:

Only cons of 22 is e mbr looking at e aircon ledge of 17. Level 1 common room n kitchen at e back is facing the cp directly. Other than that, if low floor, it's quite serene

hi all, any idea what's the ceiling height for top floors? Thanks!

Hi vickwy,

Floor finish level to underside of slab/ceiling where applicable (in m)
Bulkheads at 2.25m, where applicable (Approximately)

Ceiling height for most unit type living area is about 2.7m

Ceiling Height of 2.5 m applies to the balconies of some block. E.g: Block 184

This is based on that i have gathered. Cheers.

If only we know with information readily available before buying. Now everything paid and no way out.

So they are the proud owner of that unit with freebie. Lol...
Read from past threads about the inevitable chute but life is like that nothing is perfect.. :)

Hi Vabian,

The floor to ceiling is about 2.4m.

On a side note, all property buyer should take note that some of the condo showflat unit ceiling are bit higher to make it feel spacious, the actual ceiling height after construction might be different. So when you visit the showflat, it is best to check and clarify on ceiling height. A good agent will highlight this to you.

Ehelpers,

I always advise my client to do their own research after all buying a property should be a two-way communication. Most importantly is that the buyer makes a rational decision and likes the property. If you want the best price, location, unit layout, there is a price to pay.

With almost 95% of the buyers not aware of the placement of refuse chute and only found out few months after purchase, one cannot help but feel that either the developer or agents are withholding the information.

No matter how much homework we have done, if information is meant not to be disclosed openly, it will be tough to even spot that

Hi Ehelpers,

I see your point. From a buyer perspective point of view, i will ask all the questions i need and if certain information are not known at the moment, i'll have to look at the plan and information available, then make my own judgement.

PS2Gamer, are you an agent?

If yes, may I ask if you are aware of where the common refuse chute is for Visionaire?

TBH, most ppl will just ask if the chute is inside or outside the unit. Very very few ppl will ask where exactly is the location of the common chute. Just like seldom ppl will ask where are the stairs. Mainly will be where e lift shaft is

According to my agent, only the developer and architects were aware of the full plans. The agents were not directly informed until someone posted the original picture of the floor plan with chute location. He suspects it was posted by someone 'not in the marketing team' aka agents from competing developments. Take this with a pinch of salt.

Anyhow, nobody was too aware of the chute location before that, but now everyone is asking about it - thanks to asky2505.

Hi Ehelpers,

Yes. I am a realtor! As stated in my first post in the thread.

In my opinion, consumer should consult developer to find out on such detailing / construction details as we do not have the as-built drawings etc.

We can share with you our opinion on the market condition, financial planning, sensible price to buy, sell or rent based on comparative market analysis. After which you do your own homework and determine if what we said make sense to you :)

Actually the Project In charge may have the architect siteplan for the entire development. It's just whether they want to bring it out for the sake of fulfilling the curiosity of the purchaser. Show them the cheque and tell them you want to book a unit, but not until you see the actual refuse chute location. See what he says :D
