All blocks have 4 stacks, every floor(4units) will have a rubbish chute nearest to one of the unit.
This unit will have problem selling?

Why didnt architect aware this issue? Fyi, BS some blocks having 6or8units per level then will also have this problem?

Developer is rich enough to hirer smart people work for them even to point out such minor issue to architect if an architect is really so 'newbie' to design such flaws which may result no buyer to buy developers project isnt it?

Anyway I have architect frenz & will get more info to share here when i meet them.
Enjoy viewing guys!
Every project with a common chute will have 1 chute at the common area. It's where its located that is the issue. BS chute is not right next to an unit. So far none of the EC that I've asked has a chute that is 15cm next to the main door of an unit.

But well.... Nothing can be done. Just hope that the same floor neighbors are civic conscious enuff. And if I'm a buyer of those units, my door will be closed 24/7. Imagine when there is fumigation, where will e cockroach run to 1st? If it's internal chute, u can tape it up. How to tape up a common chute?

I seriously think it is a design issue. When I choose my bto, one of the first thing to consider is to be away from the common rubbish chute. However, even in HDB design, the chute is at a reasonable distance from the nearest unit. Yes, it will be a big problem selling in the future. I definitely won't want to look at a unit so so near to the rubbish chute! So if there is any intent to sell in the future, the number of buyer will be limited...

You may have your point since you u have chosen a bto before about chute matters.. mine is an older flat with indoor chute so i'm not aware how bad this could be.

Anyway, for those who prefer C6 unit (with double balcony), the rubbish chute is definitely outside your unit...
Will this affect your dream MBR with balcony where not many project do?
Now u will have 1 more factor to consider :s22:

I think most of us will close our door 24/7 even in HDB flat now.
If fumigation, we will definitely block our main door gaps, windows etc. so croach will have to run equally around.. ;)

Btw, fumigation for HDB is about 4-6 times per annum? So for EC, i don't think its that frequent compare to HDB bah.

Anyway, don't really need to let buyer who bought those unit felt that bad... its just a harmless chute.. just hope all neighbour there are living harmony in their new dream home!

The feel bad stage is over already, more of feeling cheated.

Unless we are willing to forgo the 5% booking fees, bank penalty and bar from buying EC for the next 5 years.

Developer in this case has the upper hand because they have their grounds all covered. Only advise is to go for more reputation developers like CDL, Far East because these developers most likely will not give you a design that will shock you (like a common refuse chute located directly outside your main door 15cm away).

But the layout and view of c6, cs3a and cs4 are the best among all the others. So u gain some, u lose some.
I really like cs3a layout too but no chance. Even if I don't mind the chute.....

FYI, Actually generally when choosing a unit, balcony area is usually considered as space wastage as very often they are being under utilised. And usually Developers tend to give more balcony space in order to cut cost...just think about it, u may like your mbr with balcony but how often u will be there, Maybe just for the first few years.

Yah rite... I love cs3a but too bad all good units are snatched (with chute)... Left only level 2 if not wrong...
so if u got those units with chute... Still consider bonus.

Everyone has their preference.

We all aware it can be under utilised but at least additional privacy especially for couples who are staying with in laws.

They can put & water their exclusive plant, own swing chair etc in mbr balcony.

No need to go living room, your in law sitting in living room, u sitting at balcony... Looks awkward. :p

Anyway already paid >$800k, paying additional $20k+ for better layout & additional balcony is worth de lor...
(Plus having the nearest rubbish chute.. haha...) Ok de lah...

I did not get a unit here but got in another qj project.

My first choice had a chute right next to the main door. Needless to say i gave up that unit.

Maybe it is not a dealbreaker for some but it was for me.

Again there are other factors to consider but when im torn between 2 units, these little things tend to sway buyers decision.

Wonder if Bellewaters also has this design for common chute?

Which QJ project has this design flaw too?
