Wait BS TOP then u go into BS to see opposite V?
So u interested those unit facing BS is it?
By time BS TOP, yr desire unit may bo liao lor..
Btw yr loan is banker advice. Who can help u here?

i'm looking at BS or Vi, both got its pros and cons. not v sure whats the effect of MRT noise yet dun wanna commit end day realized its noisy then GG rather lose a chance to get a unit or choose other unit(or other project) then get a unit which has issues with selling in future... so dun want commit, worse case if BS really bo then go for visionaire..

Loan wise i talked to 3 bankers before all cannot give me the advice i need 2 MIA after i tell them end year then i intend to purchase then 1 don't seem to understand my situation keeps giving me template reply.. so suddenly tot of finding if there is any banker or experienced enough agent whom knows enough of banking stuff around here that can advice anot..

no?

Bo bank give me IPA yet

1 banker say IPA is valid for 3mths or 6mths(can't remb) after knowing i only intend to get it end of year she MIA already

The other one say cannot provide me with an estimate coz my wife left her employed job this year(Jan) then if using NOA to estimate its for last year income which is invalid coz my wife already left her job. but her employed income is only 1k but i suppose she presume her employed income is half or something so bo kor leng get loan for EC already then i reply her about the 1k thing.. he also didn't come back with any response

Previously got a banker told me for employed personal they need CPF Statement & Computerized payslip else they will count as self employed income(70% of reported) so i ask if my co computerized payslip considered or not then again MIA call also dun wan ans..

For noise level, u can dropby during peak & nonpeak hour.
For Vision, go to blocks nearer to track (ie. their gym area) & also furthest track (canberra residence) to have a feel.

Many had tried & surprisingly feedback was no or not much mrt noise. Anyway i say no use, u have to try it.

For BS, u just chose those units behind MSCP as they say it can blocked mrt noise... But i tink car exhaust smoke, car lights & vehicle accelerating upwards noise may also be the concern so chose yr unit wisely. Left over units quite small. Dun even have yard or utility room (i wonder why developer build such layout units).

Since they mentioned to yr IPA valid 3~6mths nia so no point they entertain u now, i tink.

One other way is u go to showflat, chose yr desire unit, speak to agent there. Sure they gona stick with u like glue & try to resolve yr issues & use their bankers contact.
U dun have to pay agent fees as they are paid in the sale of those units.
So use their services.

Yah lor... U like dun accept lor..
Juz for sharing & debating..
If not forum chat for what?

U can say bad then others can say good too. Vice versa.

Wan to let others feel the cons but must also be convincing lor.. If not bound to have questions back like now but chose not to accept my reasoning??

Anyway juz curious the out of the blue mrt noise matter brought up again which nobody say abt it long long ago & someone bring it up for only one reason i shud say....

Hmm, by your reasoning, I guess 80% of SG is suffering now cause most of the HDB is either open top or MSCP. I thought Visionaire also have units like C2 and C3 got no yard and utility? (i wonder why developer build such layout units)

Oh C2 & C3 no yard in V too hor...
I didnt chose those units so i duno.
Yes, i agree developer shud have consider this issues to buyer. Soon will be left over units like BS, as i 1st want to get BS but due to space constraints, i chose to wait for V launch then get desire unit.

Btw where got 80% hdb dwellers got MCSP de.
We all stay hdb cannot anyhow smoke one...
My surrounding so many blocks only 1 double storey.. The rest ground floor carpark.

But commercial & residential (condos) MSCP are multiple level as high as level 6.. So lights may shine across units if facing carpark thats wat i wana share. :)

I guess for the buyer if unit layout is important, then get Visionaire because like u say, BS only have small units left.

I guess you answer your question, exhaust or noise from MSCP or open car park will not severely affect those staying with MSCP.

As for lights, I agree with you to certain extent cause I see there are car lights flashing up to the flats when they are gg up the ramp. For BS, the ramp are circular and none of the units are facing the carpark. The windows are tinted and most owners likely have curtains, so dont think this is an issue.

dont argue for the sake of arguing, it will not resolve the noise problem

be objective, imo red = most affected, yellow = least affected

assuming canberra mrt is ready of cos

you may get a better feel if you have friends staying at yishun sapphire or emerald

anyone know the bto price for eastlink i?

the location is so much better than the 2 ec

I don't see who is arguing for the sake of it.

You seem to be new to his thread. Are you really making the point out of genuine concern? The noise concern has been around for a year already. The fact that more than 67% of units have been sold speaks for itself.

The blocks next to the track are the developer's problem, not the buyers'. I stay near the station and the track on the NS line and I don't even hear the noise from my house.

yup i happen to read from page 128 and saw post regarding noise issue

my 1st post, which i think is a fair statement

dont forget mrt does maintenance and testing too

thus the noise are effectively "24 hrs" during certain days

and YuoriFighter response, made me lol

YuoriFighter read your post again, do you find it childish?

Out of sudden got this topic?

24hrs? Are u expecting mrt repair 365days & on same spot? Which track, which spot?
Wat r u talking?

Anyway u see news today bo? If not go watch.

Mrt repair, complain.
Mrt no repair, spoil also complain.
Tsk tsk tsk.

We were also quite concerned with the issue of track noise when we first looked at Visionaire. However, after visiting the site and going to other areas which are situated near MRT tracks, we feel that it is ok. At the actual site u can't really hear the MRT but I am not sure if it's because we were at level 1. At other blocks which are near to MRT track, we could hear the sound outside the apartment but once inside there was no track sound at all.

If u r really concerned about track noise, I suggest not to get the block right next to the track. I think that most likely u will not be able to hear the track noise inside the house but I guess u may be more comfortable to take extra precaution not to get stacks nearer to the track.

Other blocks shouldn't be affected because there's no such thing as "echoing" effect. Even though sound bounces off surfaces, walls also do absorb sound. With huge concrete walls and uneven surfaces, I don't think there will be echos as claimed. But to really know for sure we have to wait till the site is up.

Another thing to note for future buyers is that LTA may put up the sound barriers next to the track once there are people staying around Canberra area. I noticed that they did put up new sound barriers for Yishun Sapphire and Eight courtyards stretch.

Hope that this is informative for those who r considering to get stacks situated nearer to the MRT tracks!
