how did 805,500 happened? there is no such pricing in the list anywhere. i gone through the entire list can't find..

930,000 is quite normal pricing..

don't think in a matter of 3 weeks after launch dev will reduce the prices so drastically probably some internal thing...

waiting for them to do like bella woods and water 3% off lol

i'm still considering Brownstone but brownstone living/dining is really...pityful on top of it the MSCP...

The one who buy at $805,500 is type C4L, which include airspace.

The one who buy at $930,000 is type CS3A.

That's why there is a great price different even it is of the same sqft.

One fellow paid 930k for a lower floor but another fellow bought it at 805k which is on a higher floor (of cos it depends on which stacks)

Ring any bells?

Just to add on. 805k = 720 psf which is the cheapest psf since launch.

Agents also need to earn commission and may work well with developer to get a good deal. Win-win situation. Seldom heard for new developments.

Spot on. For Visionaire, the ground floor and top floor (loft) have lower PSF. The loft ones are quoted with extra space due to the void area above.

What I know is that ParcLife doesn't have this policy. The top floor units have higher ceilings but no extra surcharge due to larger area. The area is quoted the same. Just pay for higher floor.

Look at #09-07, #12-27, #11-39, #11-42, #09-62, C4L, 1119sqft.
Price range from $792k to $855K.

I am only here to share cos i am asking alot (pricing) to my agents and what was been fed to me was that prices are going to go down.

Whoever is worry that the prices are going to go up, u can start to buy your favourite units now.
If those feels that the prices are going to drop, do wait.

Tip : CBD condo are making at least 200k - millions of losses.

No argument - just need to have good basis for such claims.

I don't disagree with your other points. Buyers who can wait should wait. Prices don't go up usually.

Most important is to do detailed research. But if you're not sure, you must ask the right people. Not all the things we hear at the showflats are accurate.

that's why i say you must work closely with yr agent. Your agent plays a very important role in securing and helping u to get the best price. Best to ask for more then 1 agent.

Always ask alot of question n compare between the projects. You need to do your research. Ser showflats. Understand what price are going for in different projects. eg visionaire, parc life.

Need to know if there's any May promotion, discounts or rebates.

I will be going to Sturdee Residences (farrer park mrt) and the glades(tanah merah mrt) to see the showflat and ask about the prices of ec if any.

will keep everyone posted if there's any good deals.

Nobody at any point of time can have good basis on the market. We can only do our own research and ensure that you are making the right investment.

There is hardly any pattern in the sales except for stacks in short supply (CS4), but there are still many good units. Some stacks are not so desirable (eg. next to MRT track). Many pool-facing units are still available just that they are more expensive.

Very gd information in the link. I can see that the c3 in blk194 which I'm aiming for are all gone except for lvl2 to 4.

How about stack 57? Plenty of C3 there and not far off. Got free smells from the pizzeria and teppanyaki bar. :s13:

I didn't quite catch it, but I would assume 57 is cheaper. Maybe you can bargain for some discount since the stack is untouched.

Tbh, those units oppo e Hill will all get West sun. Don't believe what the agent said abt slanted west sun. No diff. My current house also North West, slanted West sun. Really freaking hot and bright in the evening. Esp recently. The dist from the hill to the estate is too far to block anything

Where is the cp entrance? Below stack 08? Is that why only 1 unit sold? I'm thinking of either 21 or 08. Went to stand near stack 44, equivalent of stack 21. The mrt is quite loud. None West sun facing C5 really very limited. Either near track or near sub stn or near the road
