True la but how hard issit to have a different wall for the mbr toilet. We like everything abt the warm theme except for the for this

Developer probably bought materials for the whole block like 1 year in advance, so I think is hard to allow a few buyers to customise their units. Is visionaire toliet finishing better?

I thought the warm theme's toliet is the white one. Honestly, the toliet in black theme is not bad. Stains or dirt is not too noticeable. The other toliet in tan is better than the white one.

Lawyer can write letter but no use one. The contract u sign with developer will have such terms and conditions stated. You are just a small buyer compare to the whole development and they reserve the right not to entertain.
Did u guy's realise beside the Colour and the second bedroom facing behind the kitchen yard ..brownstone under showflat 3bdr layout ( unable to summit reply only back to this msg)

There is a high chance that the toilets are already prefabricated. This is in line with BCA bonus GFA scheme. More prefab toilets, more bonus GFA.

Which would you suggest to look at? =D

If no rush, keep pushing for those that are not selling well eg Bellewoods and Parc Life. If must be near MRT, then Bellewoods is out. Parc Life is not my favorite either, but for some buyers the lower price may help.

ECs like Brownstone and Visionaire with location so close to MRT is considered very rare and unique. Likely the government will not be releasing such location for ECs anymore. So the upside potential for these 2 ECs is rather high coupled with other factors like new estate and many PCs surrounding them. If you have the means to pay a little more, do consider these 2 ECs as I think this is a once in a lifetime opportunity to get such a good pricing for private housing so near the MRT. You can see only for these 2 ECs, the sale has been moving steadily from week to week. It is a matter of time all the units will be sold off....

Probably going with visionaires. Can I ask what is the appropriate discount to ask from agents? How does the referral fee works(read in other ec threads in this forum)?

Minimum discount is 1% as per launch until end of April, and maybe the free Samsung Tab. Unlikely they will budge further than that. Heard that Bellewoods is going at minimum 3% discount (DPS at NPS pricing).

Guess it's up to the agent to push for you. Every bit helps. In case you didn't know, they get their commission directly from the developer.

I checked with the agent. He said no more discount. Either really no discount or he doesn't want to push.

Their comm reduces greatly if it was bought at the early bird price.
Might also be QJ really not giving cuz once they hit 30% sales, the bank will start disbursing funds to them. So they are not that hard up until they are going to hit the 50% requirement set by hdb. That's usually within 6 months from launch.

I bought a unit at Visionaires and that's why developer is willing to give referral fee. Those interested can drop me a message. The rebate can save you quite a few things. 😊

The close proximity to MRT is the biggest draw and strongest pull factors in our consideration.

The "discount" is the early bird price which they gave to those who bought on launch day, which is around 1% cheaper. U can always ask for that. Most agents will be able to get that price from the developer. It's not considered as a "discount" but the final closing price. Hope u get a good price from ur agent :)
