basically, someone i know when to bid for one of the cheaper/smallest unit, but didnt get a unit. Then there was a substantial price increase the following week

go and churn the latest URA caveats released yesterday for Jan 2022, more or less know which projects are still selling.

Err…Not true. One don’t need to buy a pricier project to be a seasoned buyer.
mr dyson’s wallich penthouse is the priciest but also end up in record as highest loss.

Yeah price up and still selling well. Every week move a few units (big ones too, which tend to be harder to move) despite price increase

All these are the bounced unit.

this #09-09 is bounced unit leh. sold $1.321m previously. Now want to sell $1.466 leh (10% increase!!!!). else later $1.833 leh.

Probably all they just need 1 buyer to believe the uptrend and buy this unit to appease all previous buyer? Huat lah. ABSD si simi? no impact sia.

there will always be bounced units in every development due to financing issues, buyer remorse etc, beside looking at the bounced units, it may be good to look at the % of units sold thats bounced.

They predict that capitaland will slash price in 2 years time due to the CM. so they let the units bounce, and buy back later. You can try doing it too!

IIRC, 04-25 was 28XX psf at launch day. It was sold at 2.372M on the 2nd day.

Chatted with my agent, and apparently some of the bounced units very popular, like 04-25.
These units were released yesterday, and apparently within 15 minutes got cheque come in already...
