I did the legwork and go find out more about the "revised" MM2H.
The article lacks alot of details like whether income is still required, etc.
No, but they added new clause that makes it worse!

Becareful of fake news spreaders trying to find a bigger fool to create a hype in Malaysia.
Malaysia gives PR to Palestine, to Bangla but not to Sinkies or most foreigners.
They dun want you and will kick you out like they did just a few years ago.

Now they are clearly trying to get people in just to buy their properties.
Fellow Sinkies, don't fall for these stupid tricks and think wisely.
Do not waste your retirement funds .

I was reading some discussions. The data below are from MM2H reddit and Facebook groups.​

It seems that they have aborted the income requirement. It comes with a big catch.​
​
It appears there's a new rule.​
Which is one must purchase a property after approval and can't sell for 10 years.​
​
How much to fork out for just the silver category?​
​
You will need to put 150k ringgit now USD150k in a selected fixed deposit for "their choice".
Half of it can be withdrawn after a year for medical, property or domestic travel.​
​
Bare minimum you need to pay.​
600k for the house.​
150k deposit but 1/2 can be used for the house. So put it 75k.​
​
Still need to pay misc agent fees, stamping, legal, duties, etc. Say 100k​
​
So for silver category, you need to get ready at least 775k ringgit.​
​
For the silver category, the visa is only valid for 5 years.​
Again, the property can't be sold for 10 years.​
​

Also for the gold or platinum, despite it has a much longer validity period. If your passport expires, you need to renew your visa under whatever prevailing new rules.​

The general consensus by both locals in lowyat and expats is the new rules isn't make it easier nor worth it.​
What's the point of spending nearly 800k ringgit to get a five years visa.​
After it expires, the renewal is based on whatever new prevailing rules.​
And it's quite silly and irrational that you pay so much upfront to enjoy a temporary lower cost of living.​

It's a lot more stable and easier to get.

singaporeans rarely overstay in foreign countries one, that is also why the passport from here is strong and highly trusted by the globe, and we can just extend by reentering.

theres no official number of reenter per year one can do at max. main prob is jb ustom officer pick on you when you seems to be doing it at an inappropriately excessive frequency..

There's a limit on visa run or the number of days you can stay inside.

It's just whether they are in the mood.
Once blacklisted and banned, it's not going to be easy to get off the list.

I know of people who was warned by the officers but he was lucky to be eligible to get a spouse visa. Else the property he bought can only be appreciated from satellite view. Can see cannot go near.

One Singaporean who owns a two-storey terrace house in Taman Adda Heights, Johor Bahru and wanted to be known only as Mdm Dyana, told CNA that she and her husband are considering applying for MM2H after not being able to access their home during the COVID-19 pandemic due to border restrictions.​

Prior to COVID-19, the couple had been entering Malaysia via social visit passes to visit their weekend house bought in 2018. A social visit pass is a short-term visa typically granted to tourists, which permits the traveller to stay a maximum of 30 days in Malaysia.​

“During COVID, we realised that getting a long-term pass might be a good idea because we could not access the home we paid a lot of money for. It fell into a state of disrepair,” said the business owner.​
​
During the pandemic, tourist travellers were not permitted to enter Malaysia under the Movement Control Order imposed by the government.​
​
“I think in case another pandemic or something similar happens, we are keen to apply for MM2H so that we can access our home and even stay in JB for longer stretches without worrying about our visa expiring soon,” she added.​
​
However, the retired teached added that the existing conditions of RM40,000 in offshore income as well as RM1.5 million in fixed assets for each individual have disqualified the couple from applying for one.​
​
“Even with the favourable exchange rate (favourable ratio of Singapore Dollar against the Malaysia Ringgit), these numbers are quite difficult (to attain). I don’t think many middle-income Singaporeans qualify. Hopefully the Anwar government will announce much lower requirements for these conditions soon,” said Mdm Dyana.​

In the meantime, she added that the couple will continue commuting from Singapore to Johor Bahru via social visit pass to visit their home.​
​
However, Alter Domus’ Mr Ch’ng warned that foreigners who stay in Malaysian property for long stretches without a long-term visa risk running afoul of Malaysian immigration laws and could get their identities blacklisted and barred from entry.​
​
He explained that under Malaysia immigration laws, foreigners with no long-term visas are not permitted to stay in Malaysia for longer stretches than the duration they stay outside of Malaysia.​
​
“For example if (a person on social visit pass) stays (for) 28 days in Malaysia, you have to stay outside the country for 29 or 30 days before you can come back in. If not, your travel pattern might raise alarm bells and you might be barred from entry,” said Mr Ch’ng.​

The requirement for Fixed deposit, property purchase and high fees. Make the place not attractive at all.

Spend so much to go such low ses countries for what? All your savings you tot you could enjoy, all poured out.

"1.15. MM2H operating companies may charge service charges to MM2H participants at a rate consistent with the stipulations under the Price Control and Anti-Profitability Act 2011 (Act 723) as follows:
(a) RM70,000.00 for Platinum category MM2H participants;
(b) RM55,000.00 for Gold category MM2H participants;
(c) RM40,000.00 for Silver category MM2H participants; and
(d) RM40,000.00 for MM2H participants in the Economic Zone category/
Special Finance.
1.16. In relation to the service charge of the MM2H operating company, a maximum deposit of 20% of the total value of the service charge is allowed as an advance and the remaining payment can be made after the application as a MM2H participant is successful and the pass/document has been printed.
1.17. The company is required to provide the Commissioner with a Bank Guarantee amounting to RM200,000.00 according to the format as in Appendix B for the purpose of compensation, refund or protection to MM2H participants."

IOW for the most affordable "Silver" program an agent "could" require an advance of RM8000 and a total fee of RM40,000. For the Platinum Visa they could request an advance of RM14,000 and a total of RM70,000.

I think these "caps" show just how ridiculous the claims that the Minister of Tourism was concerned about agents exploiting applicants by overcharging. This "cap" offer no protection at all.

I can see some agents looking at this and seeing MM2H applicants as ATM's spewing out dollars. But they should be cautious being excessively greedy. Given the other amounts involved in qualifying for these different tiers their greed could result in no one applying.

Siao liao for existing Malaysia property owners.

Don't know jb considered as special economic zone or not.

For the special economic zone visa, which is likely in Iskandar.

The visa applicants must buy a property.

BUT!

i. Required to purchase and own a property/house (floor price subject to the relevant state property acquisition policy) after obtaining approval to join the MM2H Program.
ii. Purchase of the house must be directly from the property developer and not through real estate agents or existing owners.
iii. The purchased property/house cannot be resold within 10 years. However, upgrading to a higher-valued property is permitted.
iv. If the participant does not comply with these requirements, their MM2H pass may be canceled.

There are many prata flips

i) The fixed deposit has changed from ringgit to USD. Also the fixed deposit must be in their selected financial institutes, not any FD like some kumgong CSB once said

ii) No more PR status possible for Platinum or any MM2H holders

iii) Must buy a Malaysian propertu

iv) There seems to be a new special economic zone visa. Likely for forest city.
The requirement appears to be lesser BUT the property purchase is still required and must be from developers direct, not direct owners or agents. Meaning those homes bought by sinkies previously can only be sold to Malaysians.

It's unclear that if you already have a property, can use that to apply for MM2H or not.
If your block is out of the "special zone, then i guess not.

v) Min to stay from 60 days changed to 90 days.

Below is something new which most Sinkies may choose to apply instead, so pay attention.

The requirement is alot lesser but it is still mandatory to buy a Malaysia property.
And MUST be from developers only, those agents and owners not counted.
Meaning even if there's an influx of Sinkie buyers for the properties, they won't be buying from people like TKL who already bought a property there.

It is also unclear if already have property, counted or not, or must buy new ones.

iv. If the participant does not comply with these requirements, their MM2H pass may be canceled.


MINIMUM STAY PERIOD

i. Stay/reside in Malaysia for at least 90 days (cumulative) in a year.

ii. For participants aged 21 to 49 years, the presence in Malaysia must be fulfilled either by the principal or their respective dependents.


DEPENDENTS

Participants are allowed to bring their respective dependents, consisting of:

i. Spouse (wife/husband);

ii. Biological children/stepchildren/adopted children under 21 years old, while those aged between 21 and 34 years are those who are not working or unmarried in Malaysia;

iii. Disabled children (no age limit) as certified by a medical specialist; and

iv. Parents and/or parents-in-law.


MM2H PASS

i. MM2H pass valid for 10 years with Multiple Entry Visa (MEV) for the principal and dependents.

ii. Renewable.

iii. The validity period of the security sticker is based on the approved MM2H pass period, subject to the validity period of the participant's passport.

iv. If the participant's passport expires before the MM2H pass period, the participant must renew the security sticker.


EDUCATION

Dependents (children) are allowed to pursue education in Malaysia up to the tertiary level at Higher Education Institutions (HEIs) recognized by the Malaysian Government. Dependents (children) are allowed to use the existing MM2H Pass or will be automatically given a Student Pass.


MEDICAL TREATMENT

Allowed for long-term medical treatment in Malaysia.


BUSINESS/INVESTMENT ACTIVITIES

i. Not allowed.

ii. Must apply for relevant pass.


EMPLOYMENT OPPORTUNITIES

i. Not allowed.

ii. Must apply for relevant pass.


HEALTH SCREENING

Required to undergo health screening at clinics/hospitals (panel clinics) appointed by the Ministry of Tourism, Arts and Culture for the principal and dependents after obtaining approval to join the MM2H Program. The panel clinics ensure standardized services and charges for all MM2H Program applicants.


PROGRAM BENEFITS

Exemption from tax on offshore income and funds brought in, such as FD.


APPLICATION FOR PRINCIPAL TRANSFER If the principal passes away, the deceased's MM2H Pass is allowed to be transferred to the closest next-of-kin who is a named dependent of the principal.


PASS RENEWAL TERMS


  • The pass can be renewed for a period of 5 years after the maximum program membership period expires.
  • Applicants must resubmit current documents as follows:
    i. Copy of a valid passport
    ii. Copy of medical report
    iii. Health insurance
  • Renewal applications will be submitted to the MM2H One-Stop Center/Immigration Department of Malaysia (JIM).
  • Pass renewal fee is RM300 for the principal and dependents.

All complaining that the prata flip too fast. Think they are ATM machines with the new requirements.

Silver category. 5 yrs visa, property cannot resale for 10 years. :o

Next time you want to renew probably fees increase again cos they know you stuck already as have a already purchased your pretty much unsellable property so they chop how much, you will also pay up

The agent fee are now in tens of thousands, 40k ringgit and above.

Their so call shake up the agency and force all agencies to reapply license, now we know is to eat the money themselves

And the medical checkup also don't know what fee.

The fixed deposit is another dubious one.

Cause it's not any bank FD
It must be

The FD is to be deposited in any financial institution licensed under the Financial Services Act 2013 [Act 758] or the Islamic Financial Services Act 2013 [Act 759].

This MM2H sounds more and more shady. :s13:

Think the best option to retire in JB is find a JHB to married to get PR there?
Not so easy.

I read that need the girl to sponsor you long term stay and they hardly approve this (as traditionally it is male sponsor female). They will tell you to apply mm2h.

Especially if you are Chinese, they dun want more Chinese in Malaysia.
