Torn between applying for Bidadari 5-Room & Dakota Breeze 4-Room. Can anyone share their opinion/ analysis of pros & cons for each BTO? :s22:
Of course Dakota 4-room. The high floors facing East will NEVER be blocked (going by plot ratio opposite) and you'll see all the way to Changi.

dakota got service yard. bidadari dun have. not sure if dun have the kitchen will be bigger anot

dakota is very near mrt. bidadari need to walk abit. but bidadari is in between 2 mrt. one purple and one orange so more flexible. while dakota is only blue line.

if got car, bidadari is near PIE and CTE. from bartley road can shoot straight to tampines. while dakota is near KPE and PIE.

bidadari got shops inside its site map and is relative nearer to the future mall. dakota got old airport road food center and some amenities at a short distance away. since near famous food center. will have alot of ppl in the area. especially on friday and sat night. traffic jam maybe?

both side near sch. but dakota is just a stone throw away. bidadari need to walk abit. but the sch at bidadari i hear b4. dakota.. no so much:s22:

bidadari 5 room half of the units see the park. according to master plan, some of these units oversee the park and then see through to the lake. dakota see river, sch and community center so view not block can see further but half of them see each other.

Dakota is yellow line (circle).
If one is taking public transport (mrt) to cbd, Dakota normally still can get in easily.
Woodleigh is difficult even for now, and Bartley not easy too.
Looking at the site plan, it should be around 10 mins walk at least to the mrt stations for bidadari.

School wise, if you are talking about pri sch, MS junior, cedar and st Andrew around bidadari are quite gd.

Dakota is kinda near to duman high (if your kids could go to that sec sch). It is also a short distance from ECP and MCE.

Looking at the site plan for the plot beside the current bidadari, there are some rental units there, in case some ppl might wana take note.

What are the opinions on 2.3 for one unit for first timer for Bidadari? Does that means the chance are there?

If I were you, I'll take Dakota without thinking.

Location and ease of public transport is already a winner. Not many people know that getting onto a train in Woodleigh or Poton Pasir is a nightmare because trains are packed to the brim from Hougang onwards.

Dakota on the other hand is still pretty ok because most crowd get off at Payar Lebar MRT. Those who drive, same thing, Dakota is better as well.

i got a question. if the total flats available is 24, total applicants is 65 (first timer gets 95%, second timer 5%)
First timer application rate is 1.3 , Second timer rate is 34.0

Hdb usually give out 300% numbers, meaning 24x3 = 72 numbers.

Does it mean, even though first timer rate is good, they might also get number 65? since total application is only 65.

Isnt it unfair to the first timers? by right with good 95% and 1.1 rate

OR

They take 95% of the house, which is 23 units, they pick 23 first timers. then 5% second timers, 1 unit, they pick 1 person. then the rest ppl unpick they will be given a number in the balance of the 200% ?

Should be the second option. First timer will have more advantages.

Precisely..

I have a hard time getting into the train at Potong Pasir daily.
Unless I wake up early and that would bring the next question of why not stay further since also need to wake up early.

Drive is not that good either. Jam at main road and even if go by joo seng, also quite a jam.

It's SBF you talking about right?

Total 24 units,
95% FT = 23
5% ST = 1
App rate FT = 1.3 = 30
App rate ST = 34 = 34

In other words, some FT will not get to select at all. First round ballot are for those with additional chances from schemes. If those additional ballot are unsuccessful, it will be balloted in public queue.

Those who are successful in getting a ticket in the ballot are further put through another around of ballot for ticket numbers. This determines the order in which to choose your units.

FT will get a good chance while ST usually just waste their money, it's even worse than tio big sweep :s13:.

Yup, many of my colleagues are complaining of getting late to work because of the jam packed trains. There are already plenty of people taking train to Punggol from Hougang and back down in order to get a seat.

Driving like what you mentioned is also a problem along those roads. Alternatively is to go by KPE -> MCE but then it's not exactly fast either.

If you ask me, Bidadari is overpriced but Dakota is not.

For those who don't live in that area, they will never know the pain the though everything is good. :o

I wonder what would Dakota crescent turns into. What is gov plan for that plot.

For those who intend to sell after MOP, personally I feel that value would be much better for Dakota, as there are limited units available.
While for bidadari, can foreseen the number of flippers and buyers would get to choose/nego instead.
