Didn't the print shot show 3BR & 4BR ? If you are a resale flat buyer if you see transacted median price is 500k will you prefer to pay or less? You cannot keep thinking only on the seller point of view and say if ever one is selling 600k or more you can also, it will also depend on your renovation condition and whether you are staying together with 2BR home owners
the transacted median price for ALL 3BR or 4BR regardless of size, location and floor.

it's like saying you are buying a 2nd-hand car, but the transacted median price for all cars in that category is X, regardless or age, model, make, mileage etc. it's a useless statistic without further context

Anyway after much discussion with my SO, I think it isnt worth it. We arent gg to get the best flats of the lot with our queue number and we personally think its overpriced haha. Hope u all get the flat that u want tho!!

i think a more proper comparison would be the jalan tiga units which is more recent and closer to the current sites. High floors are selling at 690-700+ k for 93 sqm

Do you know who can buy the 2BR?

-At least 21 years old if applying under the Public Scheme/ Fiancé/Fiancée Scheme/ Orphans Scheme

-At least 35 years old if applying under the Single Singapore Citizen Scheme/ Non-Citizen Spouse Scheme/ Joint Singles Scheme

-You, your spouse, and all buyers must be at least 55 years old at the time of application

-Your average gross monthly household income cannot exceed $6,000

-The lease must be able to last you, your spouse, and all buyers to the age of 95 and above

In short, single people over 35 and elderlies, am I missing something?

In the history of bto, are there any projects in which the flats are totally taken up, meaning theres no SBF for that project.

I don't recall seeing any Clementi sales of balance. Clementi Crest BTO last year was fully subscribed right?

Some ppl say Yishun is slum some ppl like Yishun. Some ppl prefer having a young and vibrant neighborhood, some ppl prefer to have a elderly friendly neighborhood.

Nothing is wrong it depends on buyers' preference but probably buyer may have additional reason not to buy.

The scheme is to assist lower income elderly. People who accept living near are generally very understanding and considerate to their neighbors hence certain group of buyers may turn away as not all people have the angel's heart to choose these units.
