Any idea why the interest in the property is so high? Think u sum it up well. personally for me is proximity to family/CTE/first timer don't qualify for btomaybe few of below reasons:-
> A pool of ready upgraders from Sengkang Fernvale area.
> Tengah EC bidding show the price will be even higher for next EC projects
> Easy access to 2 highways (CTE, TPE), 2 malls nearby, surrounded by landed and empty land means less crowded area.
> 15 mins drive to Orchard (on weekends when CTE is not Jammed
> Nearby EC The Topiary Big Huat!
> Rich families staying in nearby landed houses buy for their kids if they are eligible for EC
The last but not least > EC must buy no matter where it is
Imo, Parc Greenwich only for ppl who drives. Too inconvenient for public transport. Hopefully North-South expressway will be completed around TOP to relieve CTE jamsWent to recce the area over the weekend. Noticed a couple of things:
1) Greenwich V is a really quiet mall - good for people who like to lead a tranquil life.
2) Transportation wise, the buses might take longer than expected to reach the mrt stations due to the numerous traffic lights along the way. Not sure if the buses in future will be over crowded tho. The bus stop along fernvale are serving topiary, Parc Greenwich and the new HDBs (Fernvale Dew and Acres).
3) Went to the plot slated for industrial area. Currently there’s aquarium, farms and even animal columbarium. Hopefully the future industrial areas will be more developed than the current state. There’s currently construction in that area and it’s a grey area (transport facility) according to the URA Masterplan. But I doubt it’s anything significant - probably something like bus depot. Any thoughts?
4) By the way, anyone has any updates on the Seletar Regional Centre? Seems like news on this dies down. On the URA master plan, there’s a huge yellow site (reserved site) above TPE. Anyone knows what is that for?
Why buy Parc Greenwhich when u can get Watergarden at similar psf -$13xxpsf assuming developer still launching at that price.They need only 496 buyer who love to stay near 2 highways rather than MRT. EC is best for HDB upgraders as they can stay in HDB until TOP (best of both world)
Fernvale/Sengkang area itself may have hundreds of serious HDB upgraders who may be already eying on this project of 496 units only .

Full fledged condo near Canberra mrt, if u had been luckier maybe Pasir Ris 8 at $1400psf w a shopping mall below u too.

Many are single or married without kids or divorced or children alr married.. Children can take bus if schools nearby.Why so? What about transport options for his or her spouse/children?
Not that I like the location. I think Parc Canberra was the best recent EC launch given proximity to mrt.
