I agree w this, from the Pasir Ris8 launch we can indeed tell that there are different buyer preference for all sites, some prefer Pasir Ris, others Aljunied/Clementi and some Orchard/CBD area. There is no one size fit all. What we think is secondary, most importantly it’s what the buyers who are buying thinks and feels.

Please do not compare lowest psf of a PC with highest psf of an EC and that also for just handful unit. Need to focus on average price will give better idea of prices. Also If HDB upgrader buy PC then stay where till TOP? Rental for 3-4 years is significant big amount.

Rental for 3-4 years is significant. Though also need to consider there is minimal mortgage payment during this period as new launch is progressive payment

My sense is Watergardens would but likely $14xxpsf up. I don’t think Parc Greenwich would, since it’s EC. Diff product and market.

If watergarden launch at above 1500psf, I guess it’s wiser to walk away. There’s already 5 ECs and 5 PCs in that area.
The price many r looking at would be 13xxpsf-14xxpsf.
Plus the MCST fee is not cheap, range from $360-420.

Well based on how PR8 sells, if starts at 1.3kpsf, later it will become PR8 no 2. Not very nice for UOL's reputation haha

ECs nearby. All of these (other than One Canberra) will progressively MOP in the future. From what I know, many are looking to sell on MOP as Canberra/Sembawang is just too far from CBD !

WaterGarden is Condo, Greenwich is EC. I believe most who buy WaterGarden take MRT & dont drive.

Many buyers will be looking forward for this location who appreciate the better connectivity of CTE/TPE rather than conventional MRT distance. its really frustrating to cross many red lights to reach highway and nowadays more and more traffic junctions are getting red arrow, resulting more time to reach highway.

The larger units are expected to sold out fast because 4 br size is just right (1206 sqft) and not like OLA and PG which 4br is larger size (1335 to 1389 sqft) and priced out many genuine upgraders who couldn't qualify for 75% loan due to income ceiling, high quantum and MSR.

QFT, eligible for ECs shd just whack this. Got some overlook the unblocked south facing, i been to topiary same facing, can see fireworks during ndp marina area. If they fireworks at bishan or hougang can see even bigger.

no doubt the units are smaller for the 4 bedder for Parc Greenwich. Interesting to know what the final PSF will be for this project. PG 4 bedders were going for ~1100psf. OLA 4bedders going for also around ~1100psf. i did see some outllier pricing up to 1200 psf. suspect bounced out units that were resold. So what do you think Greenwich 4 bedder will price around? i suspect 1200 upwards.

the quality of the build not so good and no foc fridge and washing machine cum dryer.
no soft closing for cupboard.
