I think like what one poster mentioned, only 1 PH for each stack. Cannot say so many people.
But usually in other projects, PH last to go.. but this project everyone aim PH.. now only half a day I already see two forummers buying the PH..

We wanted views of the landed enclave. Stack 07 is the only stack of 4/5 bedder for those views, the higher the better. It’s also further in far from yck road noise with the 3 storey clubhouse below and the public park after.

Premium from the level below is just 62k, which I found reasonable for a higher level and 172sqft of void space, will definitely feel more spacious. It’s not a need but a lifestyle choice.

I’ll enjoy the penthouse and if it decide to sell in the future, I have no doubt it will be a profitable transaction. Good luck to all remaining potential neighbours!
Go take a look at Forret at Bukit Timah showflat penthouse. Very nice !

Partly becos the showflat unit is a penthouse unit. The penthouse premium is in line with market pricing

So many ppl aiming penthouse for this EC? A lot of cash rich folks ah..
Just 1 unit per stack, my friend staying at penthouse unit complain the house is hot and have water leaking issue if the water tank located directly above. Agent mentioned before when it come to selling penthouse and and 1st floor unit more difficult to sell and have lesser demand
The additional airspace is nice to have

Last time one uncle advised me that when buy HDB, don't buy top floor because day time very hot and water leaking issue, and don't buy 2nd floor because you never know if your bedroom bed is directly above a coffin when there is a funeral :ROFLMAO:

And in case anyone drives, there is a stretch of road a little higher after Topiary, on the side of the landed enclave, where it frequently has ponding on the left side of the road during heavy rain. Try not to drive left side when heavy rain.

The 4 bedder penthouse unit is just 50k-60k more expensive than one level below.
And it is about 200k cheaper than a mid floor 5 bedder.
Ok lah, 4 bedder penthouse can buy. :o

To me, PH psf price lower than below floors, yet sqft space is larger and look more grand.

High floor, windier, able to fetch higher prices when sold (hopefully)

Correct me if i am wrong, the floor size is the same as below i.e. 1206sqft. The additional sqft is for the void space? Yea, high ceiling definitely look more grand and nice.

Yes exactly same as below floors. I'm referring to the higher ceiling space at living room area
