Think you missed my point.

PR8, if indeed 1,7xx psf, developer makes about 50% margin.

Today we are seeing about 15xx to 16xx psf avg selling price ... of course still make margin lah, just that it is not 50%, Maybe 3x%, ... very healthy compared to avg 15%...

For TM, I don’t have the numbers, but think 1,6xx psf is not 15% margin..

Just need other developers to bid even higher for the upcoming sites... or FEO/guoco can do it themselves ... so easy...

They should have adopted the tactic of Lendlease for Park Place Residences sell x percentage then close show flat relaunch one year later.

Now early buyers of Pasir Ris 8 also huatkuey mah, got in at $14xxpsf, then developers revise price upwards for remaining units.

Even if 17xx psf im sure alot of takers one. Trust me, I spent alot of time in Pasir Ris/ Tampines, there are alot of people who die die will only stay there.

That’s why priced so cheap

This is really one of the very, very few projects I feel early buyers have a good deal.

My agent told me the price has been raised a few rounds and now even got transacted at nearly 2000 psf? Anyone got price list or confirmed numbers? Sounds ridiculous to buy at Pasir Ris at anything >1700psf...
