cannot confirm but according to what i saw...

the smallest sized units of 1 bedders are not facing PIE (stacks 4,5, and 13). The lowest psf units will not be the 1 bedders given that they are not facing the PIE.

on the side closest to PIE, Penrose will have a Child's adventure park (ground level), as well as facilities on top of a Multi-Storey Carpark, including dining pavilions and a leisure pool.

The stacks (and in particular the lower floors) that are being blocked by the MSCP and yet not being able to see the facilities ontop of the MSCP are likely the lowest psf stacks/units .

There will also be dining pavilions on top of one of the residential blocks.

Totally agree...some more next to MRT...

it makes tre ver seem a good buy also.

Park Colonial 19-2000psf in current transactions. how is that a good buy compared to Penrose, believe it should be launch around 15-1700psf in current market. Tre Ver could be a good buy for those who fancy Potong Pasir and do not mind the long walk from mrt

Parc col : current at 19xx-20xx
Woodleigh resi : current at 17xx-22xx. Average 18xx

How to make a profit if enter 19-20xxpsf? While Penrose is only expected to start from 15xxpsf, ample room to make profit in comparison to the other two.

True to that... Parc Colonial at 19xx is way overpriced compared to Woodleigh Residences which is integrated and with lake and park views lol. I would even add at least $100 psf premium to Woodleigh Residences.

Kaypo time!
Based on quantum of previous 6 months transactions.
Park colonial: 2 units of 1 bedder sold at $970k & $982k.

Across the street, Woodleigh residences 2 bed1bath transacted $1.031-$1.117mil.
A top up of $49k could get you a 2 bedder in an integrated project. In terms of investment, rental for 1 or 2 bedder is better?

We are talking about the same locality here.
In 3 years time, will we be able to see the 1 bedder resold for $1.15mil or the 2bedder that will have a better chance? Hmmmm

That sounds like a no-brainer to me. Even if it's the same number of room, Woodleigh Residences should already command a premium over Park Colonial for its integrated status, closer distance to MRT and better view... I would have considered Woodleigh if I'm richer haha.

If WLR all price betw 17xxpsf-18xxpsf, there’s no reason y it can’t sell while park colonial can still sell. Hehe, I still don’t quite understand. Or at least SKG at 17xxpsf should help WLR move some units, but then, it’s not quite happening here.
I have not been keeping track of all WLR unit pricing, perhaps those premium facing are still priced at 2xxxpsf and that’s y can’t move? :D

I think WLR’s 17xxpsf - 18xxpsf units are those west + road facing ones
Those that are lake facing or pool facing are still 20xxpsf ++
That’s why still not selling very well...

Actually west facing units may end up to be those that see a profit when the project enters the resale market, similar to Pie facing units at Sims Urban Oasis seeing a bigger profit due to lower entry price.
